What the opener does, and what it does not do

A garage door opener is a motor, a reduction gearbox, a rail with a travelling trolley, and a control board that decides when to start, when to stop and when to reverse. What it is not is a lifting machine. A residential operator produces a modest amount of pull along the rail, and it is designed to move a door that its counterbalance springs have already made nearly weightless. The horsepower figure on the box describes how much reserve it has, not how heavy a door it can drag.

Drive types differ mainly in how the motor's rotation is turned into travel along the rail. A chain drive uses a loop of roller chain and is the loudest and the most tolerant of neglect. A belt drive substitutes a steel-reinforced rubber belt for the chain and is markedly quieter, which matters when there is living space adjoining or above the garage. A screw drive turns a threaded steel rod and sits between the two. A jackshaft or wall-mount unit does away with the rail entirely and drives the torsion shaft directly from the side of the opening, which is the answer where there is no ceiling clearance for a rail.

Two safety systems are mandatory on residential openers and both must work independently. The first is force sensing: the opener monitors how much resistance it meets and reverses if the door contacts an obstruction on the way down. The second is a pair of photo-eye sensors mounted no more than six inches above the floor on each side of the opening, which reverse the door the instant the beam between them is broken. Either one failing is a fault, not an inconvenience.

In California there is a third requirement worth knowing about: openers sold and installed in the state must include a battery backup so the door can be operated during a power outage. If yours simply dies when the power goes, either it predates that requirement or the backup battery has reached end of life, which is a routine replacement rather than a fault in the opener.

How an opener fault is diagnosed

    Disconnect and test the door by hand

    The trolley is released and the door lifted manually. If the door is heavy, sinks, or fights back, the fault is in the counterbalance and the opener is a victim rather than the cause. Skipping this step is the reason openers get replaced unnecessarily.

    Watch the failure happen

    The technician cycles the door and observes exactly where in the travel it stops, reverses or hesitates, and listens for whether the motor is under load or free-running. A door that reverses at the same point every time is a mechanical or limit problem; one that reverses at random points is usually electronic or sensor related.

    Check the sensor circuit

    Both photo-eyes are checked for alignment, lens contamination, bracket movement and indicator state. Sensor leads are traced for staple damage and for splices that have corroded. Misaligned or intermittently open sensors are the single most common cause of an opener that will close in the morning and refuse in the afternoon.

    Inspect the drive train

    The gearbox is opened where the symptom points to it. A nylon main drive gear running against a steel worm shaft is a designed wear item, and shredded nylon in the housing is a definitive diagnosis. Chain or belt tension, trolley wear, rail straightness and rail joint alignment are checked at the same time.

    Verify limits and force

    Travel limits are checked so the door seats fully at the floor without the opener continuing to drive, and opens without the trolley hitting its stop. Force is then set to the lowest value that operates the door reliably — turning force up to overcome a mechanical problem defeats the entrapment protection and is the wrong fix in every case.

    Test both safety systems separately

    The photo-eyes are tested by breaking the beam mid-travel. The contact reverse is tested separately by laying a solid obstruction about an inch and a half high flat on the floor in the door's path; the door must strike it and reverse. Both are checked on every opener visit regardless of the original complaint.

The three faults that account for most calls

Sensor problems come first by a wide margin, and they are also the cheapest to correct. The photo-eyes sit close to the floor where they get knocked by bins, bikes and car doors, and their brackets are deliberately light so a knock moves them rather than bending the mount. The result is a door that backs off with nothing visibly in its way, or refuses to close at all, and an owner who reasonably assumes the opener is dying. Realignment, lens cleaning and occasionally a shield against direct low sun resolve the majority of them.

Stripped drive gears come second. The nylon gear is intentionally the weakest link so that overload destroys a five-dollar part rather than the motor, which means a stripped gear is a message: something made the opener work harder than it should have. Fitting a gear kit without finding out what that something was — nearly always an unbalanced door, occasionally a binding roller or misaligned track — simply resets the clock on the same failure.

Control board and receiver failures come third. Surges, heat and age all take boards out, and the symptom is usually total unresponsiveness or a unit that works from the wall button but not from any remote. Boards for current model ranges are available and worth fitting; boards for long-discontinued units frequently are not, and that availability question is often what decides repair against replacement rather than the condition of the machine itself.

Repair or replace

  • Repair when the rail, motor and gearbox are mechanically sound — gear kits, trolleys, belts, chains, sprockets, boards and sensors are all individually replaceable parts.
  • Repair when the unit is recent enough that boards and drive components are still stocked by the manufacturer, which is usually the practical limit rather than mechanical wear.
  • Repair when the fault turns out to be the door rather than the opener, which is more often than most people expect.
  • Replace when the logic board has failed on a unit whose boards are discontinued, since that ends the repair path regardless of the rest of the machine's condition.
  • Replace when the unit is old enough to transmit a static code that can be recorded and re-sent by anyone with a scanner, or old enough to have no photo-eye protection at all.
  • Replace when you want an outcome the existing unit cannot give — belt-drive quietness under a bedroom, a wall-mount unit to free the ceiling, or a compliant battery backup.

Upgrades worth asking about while the technician is there

Connectivity is the most common request, and it frequently does not require a new opener. A retrofit controller wired to the existing terminals adds phone operation, open and close alerts and activity history to a working unit, and it is a short job. Where the opener is already a current model, the feature may simply need enabling and pairing rather than any hardware at all.

Battery backup is the second, and on newer units it is a module rather than a rebuild. A backup battery is a consumable with a service life of a few years, so an opener that has stopped riding through outages usually needs a battery rather than a diagnosis.

Noise is the third. If the complaint is that the door is loud rather than that it does not work, the opener is often not the culprit — worn rollers, dry hinges and a slack chain contribute more transmitted noise than the motor does. We would rather correct those first and let you decide about a belt drive afterwards than sell a quieter motor onto a noisy door.
