Opener trouble tends to land in one of three buckets. Press the button and nothing stirs; the motor turns but the door stays put; or the door sets off to close, thinks better of it and rides back up. That last bucket is the fullest, is very often down to the safety sensors, and is nearly always cheaper to cure than the owner has steeled themselves for.

There is a fourth kind, common on La Puente's walled-in carports, that does not sit neatly in any bucket. The opener runs — it just will not hold its settings. Limits wander, the force wants nudging, the door stops short or backs off for no clear reason, and each visit buys a few good months. That one is hardly ever the opener itself.

A rail hung off a roof meant to shed rain

An opener does not deliver its pull evenly. It hauls hardest as the door tears away from the floor, then again as the door rolls from upright into its overhead run, and it repeats that a few thousand times a year. Every bit of that pull passes back through the rail, through the hangers, and up into whatever they are fixed to. In a purpose-built garage that is ceiling framing tied into the building's roof, and it shrugs the load off. On a walled-in carport the overhead is the carport's own roof — timber pitched to run water off and sized to lift nothing heavier than itself, and often sloping rather than level, so the drops are odd lengths reaching for a surface never meant to be hung from.

What comes next builds slowly and reads as a puzzle. The hangers ease off, the rail takes on a slight droop or a twist, and the trolley now runs a line a fraction off the one the opener memorised at set-up. Travel limits are points on that line; force thresholds are measured against the resistance along it. Move the line and both figures describe something gone. So the door begins stopping shy of the floor, or reversing as it nears the bottom, or reaching its down limit before it has settled. On these conversions there is a second version, where the opener's header bracket is fixed to the very front beam the spring anchors on — so a beam that bends under the spring also shoves the front of the rail, and the whole run migrates under load.

Turning the settings back makes the fault vanish, which is precisely why it keeps returning — it comes back on much the same interval and gets dialled in again. The lasting cure is to change what the rail hangs from: spread the hanger load over more than one roof member, keep the drops as short as the pitch allows, brace them so the rail cannot swing as well as sag, and drive the fixings into framing that can genuinely take it rather than the first purlin the screw meets. Where the header bracket rests on a front beam that moves, it gets carried onto something that does not. Settle the rail and the settings settle with it.

Sensors, wiring, and the infill they hang on

Since the early nineties every residential opener has carried a pair of photo-eyes down low either side of the opening; cut that infrared beam as the door closes and the opener has to halt and reverse. It is a sound rule, and it also means anything at all that blocks or knocks the beam off shows up to the owner as a door that simply refuses to shut and gives no reason. Before a setting is touched, we look at what is parked near the brackets, because in a garage that doubles as a store the culprit is often something that has stood there so long it has gone invisible.

A walled-in carport brings a second cause worth knowing. The eye brackets screw to the low side walls, and on these conversions those walls are usually the light infill raised to close the carport in, standing on the old slab rather than tied into anything. A bracket in that infill carries the eye's weight fine while still shifting a fraction each time the door bangs down or something clips the wall. It takes only a whisker of movement at the emitter to miss the receiver clear across the opening, so the fault flickers in and out, tracks the weather, and drives people spare. We check what the bracket is really fastened to instead of nudging the eye straight and walking off.

The low-voltage run is the rest of it. A carport had no wiring at all, so on these garages the sensor run is always an afterthought — stapled along the infill at skirting height, sometimes fished through where the enclosure met the old house wall, now and then joined where power was first brought into the converted space. A staple driven a hair too deep through the sheath makes an on-off short that comes and goes for months and mimics a dying pair of eyes exactly. We check the run for continuity before condemning anything, because new eyes will appear to fix a wiring fault for a fortnight and then hand it straight back.

Motor turning, door still, and when a jackshaft is the honest call

An opener that hums or whirrs but shifts nothing has usually stripped its main drive gear, the nylon wheel that meshes with the steel worm. On the big brands that is a gear-and-sprocket kit, not a whole new unit, and we carry them. What we will not do is fit one and drive off, because a stripped gear is far more often a symptom than the illness. An opener that has spent years dragging a door whose balance has drifted — on a walled-in carport that often means a door whose front beam bends under the spring — will grind the new gear away on the same timetable as the old. If the force has been cranked up over the years to get the door to shut, that is the giveaway, and we test the balance by hand before fitting a thing.

The other question that comes up here more than most is whether a rail-and-trolley opener belongs on the garage at all. Where a walled-in carport has a pitched roof, cramped headroom under the front beam, or roof timber never meant to carry a rail, a standard rail ends up running at an angle it was not built for, slung off structure that bends under it. A wall-mounted jackshaft, sitting alongside the torsion shaft and driving it directly, takes the rail out of the equation for good: no hangers into a weather roof, no drops onto a slope, nothing crossing the carport framing. On these conversions that is often the durable answer rather than an upsell, and we will say just as plainly when it is not called for.

Supply deserves a word too, because a carport had no power run to it, so an opener on a walled-in carport draws off a feed added during or after the work, frequently spurred off an existing circuit rather than run on its own. An opener that sags under starting load misbehaves — the light dims, the motor drags, the unit resets or shrugs off commands — and it does a very convincing turn as a dying board.
