Which spring happens to be on the shelf matters less here than what the door is actually fastened to. Plenty of La Puente's older homes did not begin with a garage. They had an open carport — posts under a roof, a slab beneath, the front left open — and somewhere along the line the front was walled in and a door hung to make a garage of it. The roof and the posts were already up; what got added was the wall beneath them and the door in it. That history decides where the hardware ends up anchored, and it is the first thing we settle rather than the last.

Why a walled-in carport changes what the door hangs on

An open carport and a garage look alike once a wall and a door have gone across the front, yet the two began life doing opposite work. A carport is a roof with one task: keeping sun and rain off a car left in the open. It stands on posts at the corners with a beam across the front, and the roof over it is framed for that and not much else. A garage drawn as a garage sits inside the house's structure, its header sized for the opening and its ceiling tied into the building around it. Wall a carport in and you inherit the first while asking it to behave like the second. The roof that was shedding rain is now meant to take the pull of a wound spring and the working of an opener — loads nobody had in mind when the carport went up.

So the single thing most worth looking at on this housing stock is what the header and the ceiling over the door really are. On a walled-in carport the header is very often the carport's original front beam — the member that once bridged the open front and carried the roof's leading edge. It managed that for years. It was never sized to take the concentrated load a door hangs on it, and the roof framing behind it was never sized for an opener's hangers. None of that is a flaw in the carport. It turns into a mechanical question the moment a door and a motor are hung on it, and starting from what those members are, rather than assuming they are garage structure, is where an honest job on one of these begins.

Then the opening itself, which the old posts and beam fixed long before any door came into it. The gap between the posts and the height under the beam were set to let a car in and out in the open, not to the widths and heights door hardware is designed around. So the opening a walled-in carport offers is often not a standard door size, and the framing added to bring it to something a stock door will fit — a packed-down header, a furred-out jamb, a built-up post — is itself later work of unknown strength. A door chosen off a tape measure alone, with nobody asking what sits behind the numbers, is how these conversions end up with a door that fits the hole but not the building.

The floor and the walls round out the picture, and both trip people up. A carport slab was poured to sit a car on in the open, and it does not always carry the thickened edge a slab poured as a garage floor is given round its rim. The door's vertical tracks land on that edge, so the fixings at the foot of the track can be biting into thinner, weaker concrete than anyone would guess. The wall raised to close the carport in, meanwhile, is often light framing standing on the old slab rather than structure tied into the house — and the vertical track wants to grip something that will hold a door's working loads, not infill put up to keep the weather out. Sorting what is original carport from what is later infill, before anything load-bearing goes back on, is not extra care on these garages. It is the work.

  • A spring anchor on a beam that shifts

    The hallmark find on a walled-in carport. The spring and its centre bearing plate are anchored on or near the carport's old front beam — the one that used to bridge the open front — and that beam was sized to hold a roof edge, not to take a loaded torsion shaft's pull near the middle of its span. It carries the roof fine. Under the spring it bends: a little of give each cycle, springing back, and over time a faint bow you can sight along. In service it shows as a bearing plate whose fixings have travelled, a smear where the plate has ground against the beam, or a bearing no longer running true because what holds it will not sit still. We work out what that header actually is before winding a thing against it, and where the beam will not hold the load steadily, we carry it onto structure that will.

  • Vertical track screwed to infill instead of structure

    The wall that closed the carport in is often light framing on the old slab, raised to turn the weather rather than carry anything. A door's vertical track needs to grip structure, because every run of the door drives a horizontal reaction into it and the cables pull on it at the foot. Lag that track straight into infill and the fixings feel solid going in, then begin to work — a hole gone oval round a screw, a bracket that keeps needing a turn, a track creeping out of plumb. We find the real framing, or the original post behind the infill, and fasten the track to that, packing out to the door's path rather than screwing flat to a wall never meant to hold a door.

  • Tracks coming down on a thin slab edge

    A garage floor is usually thickened at its edge to carry the wall and door above it. A carport slab, poured to stand a car on in the open, sometimes never got that edge, since there was no wall there to bear. Wall the front in and the door's vertical tracks land on that rim, and the foot fixings can bite into a thinner slice of concrete than a garage would give. The signs are a bottom bracket gone loose, a track that has shifted at its foot, or spalling round an anchor. We look at what the track is really standing on rather than assume a garage slab, and where the edge will not hold, we anchor back into sound concrete instead of re-driving into the same thin lip.

  • A conversion that needs strengthening before a powered door

    Sometimes the honest finding is that the door is fine. The old front beam has taken a set and no longer runs straight; the roof framing an opener would hang from was never built for a cycling load; the infill wall the track rides on has moved. Fitting a fresh spring or new rollers into that changes nothing, because the structure the parts must work in is the fault. When that is what we find, we will show you what we are looking at and say plainly that it wants strengthening before a powered door can safely run on it. That is a smaller job on the day and a far better outcome than bolting hardware to a roof only ever meant to turn rain.
