An opener from the 1980s that has been kept lubricated and lightly used will still start, still lift, still stop, and still answer the handset in the kitchen drawer. By every test an owner has available it is fine, so it stays. What has changed underneath it is not mechanical at all: the security assumptions the unit was designed around stopped being adequate a long time ago, and there is nothing in the way the unit behaves day to day that would tell you so.

Here is the specific issue, and it is worth stating plainly because it is rarely explained to homeowners. Openers made before roughly the mid-1990s transmit a fixed code. The code is set once — commonly on a bank of small DIP switches inside the remote handset, with a matching bank inside the motor head — and it never changes afterwards. Every press of that remote sends the same signal it sent the first day. A fixed code is therefore a permanent credential broadcast in the open, and a credential that never changes can be captured or worked through with equipment that is neither expensive nor specialised. The door opens for whoever presents it, because as far as the motor head is concerned that is the correct code and nothing else is being checked.

The replacement for it is rolling code, and it has been the industry standard for decades: the transmitter and the receiver both advance to a new code every time the button is pressed, so a signal that has already been used is worthless the moment it has been used. That is a real fix rather than an incremental one. The trouble is purely that the old units keep working. A fixed-code opener does not degrade into a rolling-code opener, and it does not announce that it is obsolete — it just lifts the door, year after year, exactly as it always did. Which brings us to the one thing worth doing today, without calling anybody: look inside the remote and look at the motor head. A row of tiny sliding or rocker switches means fixed code. A button labelled LEARN or SMART, usually near the aerial wire, means the unit does rolling code. It takes two minutes, it costs nothing, and it tells you which of two very different situations you are in.

    This is the finding that most often surprises people, because everything about the unit looks healthy. That combination has been unchanged for the entire life of the installation. The remedy is not always a new opener. On many mechanically sound units a modern rolling-code receiver can be fitted to the existing motor head, which replaces the weak part and keeps the working part.

  • A keypad still answering the code it left the factory with

    Exterior keypads are fitted for a good reason and then forgotten, which is how a fair number of them end up still accepting whatever code they were shipped or first set with. The same thing happens with a code chosen at handover by a builder, an agent or a previous occupant and simply never changed since. A keypad is a permanent, always-available entry point mounted on the outside of the building at head height, and unlike a remote it cannot be left in a drawer — it is on duty every hour of every day. Resetting it to a code you have chosen yourself is a few minutes' work on any modern opener and we will show you how to do it rather than making it a service call. On older units the keypad is often the weakest element in the whole arrangement, and worth dealing with even if the opener itself is staying.

  • The emergency release, from the outside and from a gap at the top

    Two related exposures that owners are almost never told about, both of which have straightforward remedies. The first is the external release keyhole fitted to many detached and side-door-less garages so that a person can get in when the power is out; the cylinders used are frequently of low grade and decades old, and where one is present it deserves either a decent replacement cylinder or, where the garage has another way in, removal and a blanking plate. The second is the interior release cord, which is designed to hang within easy reach so that anybody can uncouple the door in an emergency. Where the door meets the header with a gap, that cord can be within reach of the outside as well. The fix is the same either way and costs very little: shorten the cord to the minimum usable length, keep it clear of the top section, and where necessary fit a release handle designed to resist being pulled from outside the opening. Neither of these is a reason for alarm. They are simply parts of the system nobody looks at.

  • Remotes nobody can account for any more

    Every opener holds a list of transmitters it will answer, and on a house that has changed hands, been rented, or had a car sold on with the clip still on the visor, nobody can say with confidence what is on that list. On a fixed-code unit there is no list at all in the useful sense — anything set to the same switch positions will work, whether you know about it or not. On a rolling-code unit this is a solved problem and it takes a few minutes: every paired transmitter is cleared from the motor head, only the remotes you are physically holding are paired back, and the keypad code is reset to one you have chosen. Anything not in your hand at the end of that is inert. It is worth doing as routine on a change of occupancy, after a car has been sold or stolen, and after any repair that involves replacing the logic board.
