Most people ring with a symptom rather than a diagnosis, which is entirely reasonable. Something bangs, something grinds, the door stops eight inches up, the door closes most of the way and comes back. Behind each of those sits one of a modest number of parts, and a technician who works through them in a sensible order finds the answer without guessing.

The control system is the other half and it is a completely different animal. It is the radio receiver in the motor head, the transmitters paired to it, any exterior keypad, the wall control, the logic that governs travel and force, the photo-eyes, and the manual release arrangement that lets the door be operated when the power is off. Its job is to decide whether the door moves, when, and at whose instruction. It does not wear out in any way you can see. A receiver from 1988 will keep answering its handset indefinitely, and it will give you no indication whatsoever that the standard it was built to has been obsolete for most of its working life.

That difference is why we inspect the two separately and report on them separately. A door can be mechanically excellent and its control arrangement weak, which is the common case in this city's older garages. It can equally be mechanically tired with a perfectly modern opener on it, which happens whenever an opener has been replaced after a failure and the door left alone. Reporting them as one lump — the door is fine, or the door needs work — hides whichever of the two is the real problem. You get both, in writing, with the mechanical items and the control items listed apart from each other so you can see what you are deciding about.

The parts of the control system that get overlooked

The radio link comes first, because it is the one that decides everything else. We establish whether the unit is fixed code or rolling code, which is a matter of looking rather than testing — a DIP switch bank in the handset and a matching bank in the motor head is a fixed-code installation, and a LEARN or SMART button on the head means the unit rolls its code on every press. If it is fixed code, that goes on the report with an explanation of what it means and what the options are, whether or not you called us about anything to do with it. On a mechanically sound older unit, fitting a modern rolling-code receiver is frequently a smaller job than people expect and leaves the working parts of the opener in place.

Then the things attached to it. An exterior keypad still carrying a factory code or a code set by somebody who no longer lives at the property is an open entry point mounted on the outside wall, and resetting it is a matter of minutes on any modern unit. A list of paired transmitters that nobody can account for — after a change of occupancy, a rental, a sold car with a clip still on the visor — is dealt with the same way, by clearing the motor head's memory entirely and pairing back only the handsets physically in front of us. Wall controls wired years ago in a retrofit run get a continuity check while we are there, because a stapled low-voltage run in an older garage is a common source of intermittent faults.

Finally the release arrangement, which sits between the two systems and belongs to both. An external release keyhole, where one is fitted, is a lock cylinder that is usually as old as the door and frequently of a low grade; where the garage has another way in, blanking it off is a legitimate answer, and where it is genuinely needed a better cylinder is the answer. The interior release cord is designed to be reachable, because that is its entire purpose in a power cut or a fault. Where the top of the door sits with a gap under the header, reachable can extend further than intended. Shortening the cord to the minimum length that still works, keeping it clear of the top section, and fitting a release handle built to resist being pulled from outside the opening are small, inexpensive measures, and they do not compromise the emergency function they exist alongside.

How the visit runs, and what finishes the same day

The opener comes out of the picture first, every time. We pull the manual release, uncouple the door from the trolley, and take it through its full travel by hand. While the two are connected there is no way to separate a door fault from a motor fault, and a running motor masks everything quieter than itself. A correctly balanced door moves under moderate hand pressure and stays roughly where you leave it at any point in the travel. One that runs away downward is heavier than its springs are wound to carry; one that creeps upward has been wound past the door. Either condition has been costing the opener something on every cycle for as long as it has been true.

From there we follow the load path in order. Spring condition and specification, then the centre bearing and the anchor plate and the timber behind it, the shaft for runout, the drums for seating and groove wear, and both lift cables end to end — broken strands where the cable wraps the drum, corrosion or distortion at the bottom fixture. Then the running gear: every roller turned by hand, hinges checked for play at the barrel, track plumb and spacing, and the state of the fixings, which in framing that has held several generations of hardware have often been in and out of the same holes more than once. Photo-eyes, travel limits and force settings are checked and demonstrated, and the contact reversal is tested with a solid object laid flat in the door's path.

Springs, cables, drums, bearings, shafts, rollers, hinges, top and bottom fixtures, track realignment, seals, sensor faults, drive gear kits, receivers, keypads and the travel and force commissioning that has to follow any of them are first-visit work in the large majority of cases, because those are the parts the vans are loaded with out of the parts room in Downey rather than ordered in.
