What a tune-up is actually for

A garage door is the heaviest moving object in a house, it operates several times a day, and almost all of its wearing components fail gradually rather than suddenly. That combination is what makes scheduled maintenance worth something here in a way it is not for most household equipment: the failures that strand people are, in the great majority of cases, visible months in advance to somebody who knows where to look.

The two components that cause most emergency calls illustrate it. A lift cable does not part without warning — broken outer strands appear at the drum wrap first, and anyone inspecting that point would see them. A roller does not seize overnight — it gets rough, then notchy, then it binds, over a period of a year or more. Both are cheap to address early and expensive to address after they have taken the door out of the track.

The other half of a tune-up is the part that has nothing to do with breakdowns. A garage door has two independent entrapment protection systems, and both are adjustable, both drift, and neither announces that it has stopped working correctly. A force setting turned up to compensate for drag is a door that will push harder before it reverses. A tune-up is the only routine occasion on which those are actually tested rather than assumed.

How the visit is structured

    Observe before touching

    The door is cycled once and watched and listened to from the outside and inside. Where it hesitates, where it is loud, whether it lifts level, and whether it seats squarely all narrow down what to examine before a single fastener is checked.

    Balance test with the opener disconnected

    The trolley is released and the door lifted by hand and stopped at several heights. A correctly counterbalanced door holds its position and moves with modest effort. This is the most informative single test on the door and it comes before anything is adjusted, because an out-of-balance door skews every other reading.

    Counterbalance inspection

    Springs are checked for gaps, corrosion and correct pairing; cables are examined at the two abrasion points; drums are checked for groove wear and set screw security; bearings are checked for roughness. This is where a developing failure is most likely to be found and where finding it is worth the most.

    Door hardware inspection

    Every roller is spun by hand and checked for play. Hinges are checked for correct numbering and secure fastening, and end stiles for tear-out. Track is checked for plumb, consistent spacing, joint alignment and fastener security at the jamb brackets and the hanging angle.

    Lubricate correctly

    A light garage-door lubricant goes on hinge pivots, roller bearings where they are not sealed, the spring coils and the end bearings. The track is cleaned and left dry, because lubricant in the channel collects grit and turns into an abrasive that wears both the roller and the track.

    Operator adjustment and safety verification

    Travel limits are set, force is reduced to the minimum that works reliably, and then both entrapment systems are tested independently: the photo-eyes by breaking the beam mid-travel, and the contact reverse against a solid obstruction about an inch and a half high laid flat on the floor. Both must pass before the visit is finished.

    Report what was found

    You are told what condition the door is in, shown anything that is wearing, and given a written estimate for any work you choose to have done. Findings and repairs are kept separate — the tune-up is not a diagnostic used to sell parts, and you decide what happens next.

A two-minute check worth doing between visits

There is one check worth doing between visits and it takes two minutes. With the door fully closed, pull the manual release handle to disconnect the trolley. Lift the door by hand to about waist height and let go. A correctly counterbalanced door will stay roughly where you left it, moving no more than a few inches either way, and it should have taken modest effort to lift.

If the door drops when you release it, the springs have lost tension or were never rated for the door's weight, and the opener has been making up the difference on every cycle. If the door rises on its own, it is over-sprung, which stops it seating properly and causes nuisance reversals. Either result is worth a call, and neither is an emergency.

The second self-check is the photo-eyes. With the opener reconnected, start the door closing and wave an object through the beam near the floor. The door should reverse promptly and fully. If it hesitates, stops without reversing, or keeps going, stop using the automatic close until it has been looked at — that system is the reason a closing door does not trap anything underneath it.

What is not worth doing yourself is anything involving spring tension, cable tension or the bottom brackets. Those hold the door's entire weight and they are handled with winding bars and clamps for reasons that become apparent very quickly if they are not.

How often, and what shortens the interval

An annual visit suits most households. The interval is driven by cycle count rather than by the calendar, so the sensible way to think about it is how many times the door actually operates: a home whose occupants come and go through the garage racks up several times the cycles of one where the door opens at weekends, and it will reach the same wear point in a fraction of the time.

Twice a year is reasonable where the door cycles three or more times daily, where the garage is a workshop or laundry and the door is opened for ventilation, and on commercial doors of any kind. Doors with high-cycle springs are not exempt — the spring lasts longer, but the rollers, cables and opener are wearing at the same rate as always.

Environment shortens the interval too. Dust and grit accelerate roller bearing wear and contaminate track. Standing water or spray at the base of the opening corrodes the bottom of the cables and the bottom section. Heat drives lubricant out of open bearings. None of these are exotic conditions — they describe an ordinary garage — and they are the reason a maintenance interval based on time alone is a poor proxy.
