A pale, even film across the top flange of the horizontal track, where nothing ever brushes it. Sawdust or metal fines caught in the roller stems and packed into the corner of the track channel. A bright arc of clean concrete on the floor and a scatter of small dark marks on anything vertical near it. A ring of stripped, dull paint on the slab where something has been degreased repeatedly. Cardboard or a sheet of ply taped over part of the opening. Extension cord run out under a door that is sitting eighteen inches off the ground. None of that says anything about the household and we make no assumptions from it. It tells us what the mechanism above it has been living in, and that is the information we actually need.

Dust is the mechanism people underestimate most, and it is worth being specific about why the dust in a working garage is a different problem from ordinary dirt. Street grit blows in at floor level, it is comparatively coarse, and it stays low. The fines produced by a saw, a sander or a grinder are airborne the moment they are made, they are generated inside a closed building, and they are considerably smaller than grit — small enough to pass the clearance of a roller bearing shield and to bed into the surface of a track. Because they are airborne rather than blown in, they settle on everything, including the top face of the horizontal track, the shaft, the drums and the gaps between the coils of the spring. In a bearing, fine abrasive suspended in what is left of the grease turns the lubricant into a lapping compound; it stops being a lubricant and becomes a very slow grinding paste that widens the race a little more every cycle. That is why a roller in a working garage can be visibly loose on its stem while the tyre still looks almost new.

Hot work and solvents are the other half, and both of them are chemical attacks on things that look indestructible. A galvanised torsion spring is protected by its zinc coating and a black spring is protected by its oil-tempered finish; either way the surface is doing a job, and a spring is a component that lives and dies by its surface condition because that is where a fatigue crack starts. A single piece of weld spatter or a shower of grinding sparks landing on that surface removes the coating at a point, embrittles the wire locally, and leaves a hard, sharp-edged deposit sitting on it. From then on there is a corrosion site and a stress raiser in the same place, on a component that flexes several thousand times a year. Solvent does the opposite kind of damage and is even easier to miss: degreasers and thinners used on the floor or on a part do not stay where they are put. The vapour rises and the overspray drifts, and both of them will wash the base oil out of a roller bearing, a hinge pin and a track. Nothing looks different afterwards. The hardware is simply dry, and it runs dry from that day until somebody re-lubricates it.

Then there is how much the door moves and where it stops. A door on a parking garage cycles a handful of times a day between two fixed positions. A door on a working garage gets opened for ventilation, opened again to bring material in, opened because the room is hot, and very frequently left partly open for hours at a stretch. That last habit is completely reasonable and it is also a genuinely different loading case, which is why it is worth explaining rather than tutting about. A door standing at mid-travel is not at rest. The spring is partly wound and holding a load, the cables are on a partial wrap on the drums with the strands under an uneven bearing pressure, the door's weight is distributed across a different set of hinges and rollers than when it is fully open or fully shut — and on many installations the thing physically stopping it from creeping is the opener's travel mechanism, which is a positioning device, not a designed mechanical stop. Add all four of those things together and a working garage is not simply harder on a door. It is harder on it in four specific places, and knowing which four saves a great deal of guessing.

    The signature find in this city. The door has become noticeably louder and slightly rougher over a matter of months rather than years, and the noise is a dry rasp rather than a squeal or a bang. Pull a roller and the tyre is often still round and unworn while the bearing is visibly slack on the stem, with a grey or buff paste in the race instead of grease. That paste is the diagnosis: airborne fines from cutting or sanding have got past an open shield, mixed with what was left of the lubricant, and turned it into a mild abrasive that has been lapping the race on every cycle. Adding grease on top of it makes matters worse, because it holds the abrasive in place. The correct answer is to strip the contamination out rather than lubricate over it, and where the garage generates dust routinely, to fit rollers with sealed rather than open bearings so the fines have nothing to get into in the first place.

  • Spatter and spark damage on spring wire and lift cable

    A spring that fails at a specific point rather than at a cone or in the middle of a worn run is telling you something, and in a garage where hot work happens it is usually telling you about its coating. Weld spatter fused onto galvanised wire, or a line of small dark pits from a shower of grinding sparks, removes the corrosion protection exactly where it lands and hardens the wire locally. Corrosion then starts at that point while the rest of the spring stays clean, and a fatigue crack starts at the same place, so the component gives up far short of the cycle life it was rated for. The identical mechanism applies to lift cables, where a strand damaged by a hot particle will break first and unload its neighbours onto a shrinking number of strands. We look for the point rather than assuming a worn-out part, because a spring that failed from surface damage and a spring that failed from honest use call for two quite different conversations about what to do next.

  • Hardware that has run dry without anybody touching it

    The complaint is usually that the door was serviced not that long ago and has already gone stiff and noisy again, and the owner reasonably concludes that whoever serviced it did a poor job. Frequently they did not. Solvent and degreaser used in a garage migrate as vapour and as fine overspray, and they will lift the oil out of a hinge pin, a roller bearing and a track surface without leaving any visible sign that they have been anywhere near it. The hardware simply stops being lubricated. Because the loss is chemical rather than mechanical it does not follow the usual annual clock, and it can happen within weeks of a proper service. Two things fix it: a lubricant chosen to resist solvent washing rather than a general-purpose spray, and a genuinely shorter service interval that we will tell you about honestly rather than pretending the standard one applies to a room like this.

  • A door that lives at mid-travel, and the parts that pay for it

    Leaving the door partly open for airflow is sensible and there is nothing wrong with wanting it. It is worth knowing what it does mechanically so it can be set up to cope. Held part way, the spring sits under partial wind for hours at a time instead of resting at one of its two designed extremes; the cables sit on a partial drum wrap so the same short length of strand carries the bearing pressure repeatedly; the load sits on one band of hinges and rollers; and on a great many installations the only thing holding the door at that height is the opener's drive train, which was designed to position the door rather than to hold it against gravity all afternoon. The symptoms turn up later as a door that creeps down over an hour, a limit setting that no longer matches where the door actually stops, a cable that has picked up a set at one point, and drive gear wear that arrives early. All of it is manageable — the fix is usually a proper mechanical stop and a setup that expects the door to be parked mid-travel, rather than an instruction to stop doing it.
