Most garage door work in this county is sectional door work: a torsion shaft over the opening, horizontal tracks running back into the garage, four or five hinged sections on rollers. Rosemead has plenty of those. It also has an unusual number of doors that predate the whole arrangement and are still doing their job — one-piece panels that tilt outward on side arms, and pairs of timber leaves hinged to a frame the way a gate is. If that is what is on your garage, the advice you get from a company that only fits sectionals is not going to be much use to you.

The doors that never got replaced, and why they behave differently

The one-piece tilt-up door was the standard residential answer before sectionals took over, and Rosemead's older garages retain a lot of them. The defining fact about one is that it is a single rigid slab. It has no sections, no hinges across its face and no rollers running up a vertical track. It pivots. As it rises, the bottom edge swings forward and up through an arc while the top edge tips backward, so at the halfway point the door is a diagonal slab with a substantial part of itself standing outside the opening. That is not a fault and it is not wear — it is how the door works, and it is the single most consequential difference between one of these and a sectional.

It decides things people do not expect it to decide. It decides where a car can be parked, because a vehicle nosed up close to the door face is standing in the space the door needs to sweep through, and the door simply will not open past it. It decides whether a step, a planter, a bin or a low wall in front of the opening is a nuisance or a genuine obstruction. On the canopy version of the door — the type that stays partly outside when open, projecting over the opening like an awning — it also decides how much of the door is permanently exposed to weather at the top edge, which is where these panels usually start to go. The retractable version travels further back and ends up fully inside the garage on a pair of short horizontal tracks, which asks for more room behind the opening and gives you the full width of the opening to drive through instead of a partly obstructed one.

The counterbalance is the second difference, and it is the one that changes how the job is done. There is no torsion shaft above the opening. Instead there is an extension spring at each jamb, hooked to a pivoting arm that acts as a lever against the door's own pivot. Tension is not wound in; it is set by where the spring is anchored along that arm, and moving the anchor one hole changes both the preload and the leverage at the same time. The result is a counterbalance whose assistance varies through the travel in a way a torsion system's does not, and a pair of parts that has to be matched left to right or the door will lift crooked and bind in the frame. Everything about diagnosing, adjusting and replacing that system is different from the equivalent job on a sectional.

Then there are the side-hinged pairs, which are a different animal again. These are two leaves hung on strap or butt hinges to a timber frame that is itself fixed into the opening. There is no track to go out of plumb and no roller to seize, so the failures move to the hinges and to the frame. What owners describe is a leaf that has dropped, catches the slab and no longer meets its partner in the middle. What is usually happening is that the jamb it hangs from has moved — it has racked, or gone soft at the base where water has been sitting against it for years, or its fixings into the structure behind have lost their grip. The leaf is fine. The thing it is bolted to is not. That distinction is worth an enormous amount on this kind of door, because rehanging a good leaf on a bad jamb buys you about a season.

  • A tilt-up that will not clear a car parked close to it

    This one arrives as a mechanical complaint and turns out to be geometry. The door rises a foot, touches something, and stops — or the opener sees the resistance and reverses. Owners assume a spring or an obstruction in the track, and there is no track. The door's arc simply runs into a vehicle, a trailer, a bin or a raised step standing in front of the opening face. On a canopy door the projection is permanent, so the clearance has to be there every time, not just occasionally. We check the swept path before we touch the hardware, because half of these calls are resolved by understanding what the door needs in front of it and the other half are a genuine fault that was being masked by the first.

  • One arm doing more work than the other, and a panel racking in the frame

    A one-piece door is counterbalanced twice — once on each jamb — and the two sides have to agree. When they do not, the door lifts with one corner leading. The panel goes out of square with the opening, one edge grinds down the jamb, the pivot on the lazy side takes a shearing load it was never meant to carry, and the leading side's arm carries more of the door than its share. The tell is a wear stripe down one jamb and a door that needs a shove on one corner to get going. Springs of the same age fatigue at different rates, and one that has been re-anchored a hole further along by a previous owner is guaranteed to mismatch. We treat these as a matched pair and set both sides together.

  • A side-hinged leaf that has dropped, when the leaf is not the problem

    The symptom is unmistakable — the outer bottom corner catches the slab, the gap along the meeting stiles tapers instead of running parallel, and the door has to be lifted on its handle to close. The instinct is to shim the hinge or plane the corner. Both make it worse, because they correct the geometry of a door hanging from something that is still moving. We check the hanging jamb for plumb first, then the fixings that hold it into the opening, then the base of the jamb where a slab that drains toward the door has been keeping it damp. If the frame is sound and only the hinge has worn its holes oval, that is a straightforward repair. If the jamb has gone, no amount of work on the leaf will hold.

  • Hardware that has been kept going with whatever was to hand

    Because these doors have been out of production for a long time, a lot of them are running on improvised repairs — a spring replaced with something of roughly the right length off a shelf, an arm with an extra hole drilled in it, a pivot bushing packed out with washers, a hinge screw replaced with a longer one that has simply found softer wood behind. Each of those was somebody solving the immediate problem, and each of them moves load somewhere it was not designed to go. We are not interested in criticising previous work, but we do have to identify it, because a spring of the wrong rate on an arm with an extra hole in it is a system whose behaviour cannot be predicted from what it looks like.
