There are two installation conversations in this city and they are not the same conversation. One is a straightforward sectional replacement on a garage that already has a sectional. The other is what happens when the door coming off is a one-piece tilt-up or a pair of side-hinged leaves, and that job changes far more of the opening than owners expect.

The second conversation also has a step in it that most companies skip: whether the existing door should be replaced at all. We will make that argument on the condition of the panel, the frame and the hardware, and on whether the assembly can be made to operate safely. We will not make it on money, and we will not tell you a sound door is finished because a new one is a bigger job.

What changes when a tilt-up becomes a sectional

A one-piece door lives at the opening face. Its hardware bolts to the jambs, it needs almost nothing behind the opening, and its whole mechanism is contained within a few inches of the wall. A sectional lives inside the garage. It needs a pair of horizontal tracks running back from the opening for most of the door's height, a torsion shaft mounted above the opening on a header that has never carried one, headroom between the top of the opening and the ceiling for that shaft and the curved track, and backroom for the tracks and the opener rail. None of those requirements existed on the door coming off, so none of them can be assumed to be present. There is a gain in the exchange that is worth naming, because it is the thing owners notice most afterwards: the tilt-up's swept arc in front of the opening disappears entirely. The ground in front of the garage stops being a clearance requirement, so a car can be parked close to the door, and a step, a planter or a bin in front of the opening stops being an obstruction. On a shallow driveway that is not a cosmetic improvement.

That is why the survey on this conversion is a real survey rather than a set of width and height measurements. We measure opening width and height, headroom above the header, backroom into the garage and sideroom at each jamb, and then we look at what is actually in those spaces — a low ceiling, exposed rafters at an awkward spacing, a light fitting, storage racking, a water heater, ducting, a beam. On older garages the ceiling height above the opening is frequently the constraint that decides the whole job, and where the standard hardware will not fit, the honest answers are low-headroom track or a jackshaft-style operator mounted at the side rather than a rail overhead. Those are solutions rather than upsells, and which one applies is a measurement, not an opinion.

The header and jambs are the other half of it. On a garage that has carried a tilt-up for decades, the timber has a specific pattern of old fixings in it — jamb brackets and pivot mounts at particular heights, sometimes several generations of them — and nothing at all where a torsion system's centre bearing plate now wants to go. A tilt-up drives its loads into the jambs. A sectional drives its counterbalance reaction into the header. That is a different load path into timber that has never seen it, so the header gets assessed properly before anything is specified against it, and where it will not take the load cleanly we span a backing plate onto sound framing rather than driving a lag into questionable wood.

Keeping what you have, when keeping it is right

A sound one-piece door can very often be refurbished rather than replaced, and it is an option a lot of owners are never offered. That means the panel checked over properly — stiles and rails intact on a timber door, no soft rot at the bottom edge, no structural corrosion on a steel one — new springs as a matched pair with containment cables fitted, new pivot bushings, arms and jamb brackets, the mounting timber made good, and the counterbalance set correctly through the whole arc. Done properly, that is a door that operates safely and stays balanced, and the panel is frequently better made than what would replace it.

The same is true of a side-hinged pair, with the emphasis moved to the frame. On these the leaves themselves are usually the part with life left in them, and the work is in the frame and the hanging: jamb replaced or repaired where it has gone at the base, refixed properly into the structure behind, hinges replaced and set into sound material rather than into holes that have been enlarged three times, meeting stiles made to close on each other again, and whatever bolts into the slab replaced and aligned. That is carpentry as much as door work, and we cost it as its own line rather than burying it.

We will also tell you when it is not right, and this is where the honesty has to run both directions. A tilt-up panel with structural rot through the bottom rail, or arms and pivots worn to the point where the counterbalance cannot be set to a repeatable position, is a door that cannot be made reliably safe with parts. A side-hinged frame whose fixings have nothing sound to grip is the same story. In either case you will be shown the specific thing we are looking at and told why it is a condition judgement rather than a preference. What you will never get from us is that verdict delivered on a door that does not deserve it because the replacement is the better sale.

Choosing the new door, and how the day runs

If a sectional is the right answer, the decisions worth making are insulation, skin construction and appearance. A polyurethane-cored door with a steel back skin runs noticeably quieter than a single-skin one and makes a garage usable through an inland summer, which matters in a part of the county served by I-10 and SR-60 rather than by the marine air at the coastal end of the service area. The back skin also does something purely mechanical: a double-skinned section is far more rigid, and rigidity is what stops a door flexing across its width and loading its hinges and end stiles unevenly. On appearance, the useful advice is to stand at the kerb before choosing rather than picking a profile from a catalogue in isolation, and to note that stamped-steel carriage styling gives you the look of timber with none of its weight or maintenance.

The spring package gets calculated from the door going on, never from the door coming off, and on this particular conversion that is not a small point. A one-piece door — especially a timber one — and a modern insulated sectional of the same opening size are not remotely the same mass, and in any case the counterbalance system is being replaced entirely rather than reused. We weigh the finished door, cross-check against travel height and drum diameter, and set wire size, inside diameter and wound length from that. The opener gets the same treatment: rated capacity checked against the measured weight of the new door rather than against its nominal size, and the rail, trolley and drive assessed. If it is rated and sound we will keep it and say so.

On the day, the old door and all of its hardware come out, the jambs and header get looked at properly in daylight, and old fixing holes get dealt with rather than built over. Tracks are set plumb and square to the door path and packed to the jambs rather than screwed flat to timber that is not straight. Sections go up one at a time with hinges and rollers fitted as we go, the torsion system is wound to the calculated turns, and the balance is tested by hand with the opener disconnected before any motor is asked to compensate for anything. Then travel limits, force settings, and a check that the door reverses on the photo-eyes and on contact.
