Opener faults fall into three groups: nothing happens at all, the motor runs but the door does not move, or the door starts down and comes straight back up. The third group is the largest by some distance, it is nearly always the safety sensors, and it is nearly always far cheaper to resolve than the owner has braced for.

The fourth complaint, which is not a fault in the strict sense but brings in as many calls here as any of them, is that the opener has become unbearable to be near. In this city that is worth taking as seriously as a fault, because an opener that has got loud is usually an opener that is either wearing out or working harder than it should be.

Chain drives still doing daily work

A great many openers in this city's older garages are chain drives, and a chain drive that has been running for many years develops a predictable set of noises. Chain stretch is first: as the chain lengthens, the slack has to be taken up before the trolley moves, which produces a slap on start-up and a rattle against the rail through travel. Re-tensioning genuinely fixes that, and it is a small job — but a chain that has been re-tensioned to the end of its adjustment has told you something about how much life is left in the drive assembly.

A grinding or clattering located at the motor head itself, which does not change with where the door is in its travel, is the main drive gear. That is a nylon gear running against a steel worm shaft, and on the major brands it is a gear-and-sprocket kit rather than a whole new opener. We carry the kits. What we will not do is fit one and leave, because a stripped gear is very often a symptom rather than the disease. An opener that has spent two years dragging a door whose springs have faded will chew through a new gear on exactly the same schedule as the old one. If the force setting has been wound up over the years so the door would close reliably, that is the tell, and we check the balance by hand before fitting anything.

The rail and trolley are the third mechanical source. A worn trolley carriage shudders on take-up and clicks through travel; a worn rail lets the whole assembly move and adds a hollow ringing to everything else. There is also a supply-side possibility worth checking in older housing, where the garage circuit was wired for a very different set of demands than it now carries. An opener that browns out under starting load behaves erratically — the light dips, the motor labours or hesitates, the unit resets or ignores commands — and it makes a convincing impression of a failing board. Replacing the opener does not fix a supply problem, and we will tell you if that is what we find.

Sensors, reversing doors and settings that have been quietly wound up

Every residential opener since the early 1990s has a pair of photo-eyes mounted low on each side of the opening. Break the infrared beam during closing and the door must stop and reverse. It is a good rule, and it means that anything interrupting that beam presents as a door that simply refuses to close and offers no explanation for it. In older garages where the floor near the wall is doing duty as storage, the usual culprits are at ankle height and have been there so long they have become invisible: a bin, a bag, the corner of a workbench, a bicycle wheel resting against a bracket. Walk both sides of the opening and look at the floor before you call anyone.

When the beam is clear and the door still reverses, the next candidates are alignment, a lens that has fogged or dusted over, an intermittent fault in the low-voltage run, or a close-force or travel-limit setting that has drifted. There is also a mechanical cause that gets missed constantly and is directly connected to noise: a roller binding in the track, or a door dragging at one point in the travel, loads the motor briefly and triggers the obstruction logic. The door reverses, the owner blames the sensors, and the actual fault is a component that has been audibly complaining for months.

The force setting deserves its own warning, because raising it is the single most common home remedy and the most damaging one. When a door gets heavy or starts to bind, winding up the force makes it close again, and it also removes the safety margin that stops the door on an obstruction, transfers the extra load into the drive gear and the chain, and makes the whole assembly noticeably louder because the motor is now working harder on every cycle. If your opener sounds like it is straining, do not turn the force up. Have the balance checked. A door that is correctly counterbalanced needs very little from the motor, and an opener that is barely working is an opener that is barely audible.

Making an opener genuinely quiet, rather than appearing to

There are four measures that actually work, and they address different parts of the problem. First, correct the counterbalance, because everything else is downstream of it — a motor guiding a balanced door is doing a fraction of the work and making a fraction of the noise. Second, remove the percussive drive: a belt drive eliminates chain slap and take-up jolt at the source, and is the single largest improvement available on most older installations. Third, sealed nylon rollers instead of dry steel ones, so the door itself stops contributing. Fourth, and the one that gets skipped almost universally, break the structural path between the motor head and the building.

That last one is worth explaining because it is what most often decides whether the room next door is still bothered. A motor head lagged directly into the ceiling joists is rigidly coupled to the structure, so vibration goes straight into the timber and re-radiates from ceilings and walls elsewhere in the house. Introducing resilient isolators between the hanging brackets and the motor head, and hanging from a member that does not run directly into a bedroom where the framing gives us that choice, interrupts the path. The same principle applies to the rail hangers and to the track fixings on the jambs, which are also rigidly connected to walls that are shared or nearly shared. What does not work, and what we would rather you did not spend money on: packing foam or rubber sheet around a motor head that is still hard-bolted to the joists, which changes the airborne sound slightly and does nothing at all to the structural path; slowing the door down on units that offer it, which extends the duration of the noise; and grease on the track, which quietens things briefly and then accelerates wear.
