Most replacements in this city are prompted by one of two things: a door that has reached the end of its structural life, or a door that has become impossible to live next to. The second is a perfectly good reason to replace, provided the specification is chosen with that in mind — because a new door fitted without thinking about sound can be very nearly as loud as the one it replaced.
The other half of the job, and the half that decides how well it goes, is the opening. In pre-war and early post-war stock the framing has usually held several generations of hardware, and what it will and will not take is the first question rather than an afterthought.
Surveying an older opening before anything is ordered
Five measurements decide what can be fitted: opening width and height, headroom above the header, backroom into the garage, and sideroom on each jamb. In older stock none of them can be assumed and all five are taken on the survey, because these garages were not built to one plan and the original opening was sized for a considerably narrower vehicle than anything on the driveway now. Low headroom in particular comes up regularly here, and it is what determines whether a conventional torsion assembly fits above the opening, whether a low-headroom track and bracket kit is required, or whether the door has to be specified differently altogether.
The condition of the timber is the part that takes the real attention. A torsion system drives its entire reaction load into the centre bearing plate, and that plate is bolted into a header that in this housing has frequently accepted a series of doors over many decades, each installer working to roughly the same standard heights and putting fixings into roughly the same zone. What we look for is a cluster of old holes exactly where the new anchor wants to go, splits running between them, and jamb material that has softened at the base where a concrete floor has kept the corner damp for a very long time. Where the timber will not take the load cleanly we span a backing plate onto sound framing rather than driving a lag into compromised material and hoping.
There is an acoustic dimension to the survey too, which is specific to how these lots are laid out. We look at where the joists run relative to the rooms on the other side of the garage wall, because that determines where the opener can be hung without coupling it straight into a bedroom ceiling. We look at what is on the far side of the wall the vertical tracks fix into. And we look at how far the garage side wall sits from the neighbouring building, because that is what decides how much of the door's own operating noise ends up somewhere it is not wanted. None of that changes the door you can fit, but it changes the mounting, and mounting is where most of the avoidable noise in a new installation comes from.
Specifying a door that is quiet from the first cycle
A quiet installation is an accumulation of choices, not one feature. The largest single one is the door construction. A single-skin steel section is a large flat diaphragm with nothing behind it, and it will take a small vibration from a roller or a hinge and radiate it across the whole face of the door towards the street. A sectional with a polyurethane core and a steel back skin is far more rigid and substantially damped, so it stops amplifying and it stops flexing across its width, which incidentally also stops it loading its hinges and end stiles unevenly. In a garage that shares a wall with living space, the insulation is doing two jobs and both of them are worth having.
Then the running gear. Sealed nylon rollers with proper ball races and the correct stem length are the single cheapest quiet-running decision available and we fit them as standard rather than as an upgrade — steel rollers running in a steel track are the loudest routine noise most doors make. Track set truly plumb and packed out to the jamb, rather than screwed flat against framing that is not straight, means rollers run without binding and without the periodic snatch that produces cracks and knocks. Hinges the correct gauge for the door weight. A torsion counterbalance rather than extension springs where the headroom allows it, both because it is quieter and because it keeps the tension on one shaft rather than in two stretched springs running alongside the tracks.
Finally the drive. On a house of this layout we will normally recommend a belt drive over a chain, because the take-up impulse and the chain rattle are the two loudest events in a typical cycle and a belt has neither. The mount is specified alongside it: resilient isolators between the brackets and the motor head, and hanging from framing that does not run directly over a bedroom where the structure gives that option. The point of all of it is that the noise is dealt with at the origin. Nothing here is a treatment applied afterwards to a door that was going to be loud.
The day itself, and what the handover covers
The old door and all its accumulated hardware come out first, and the opening gets a proper look in daylight with nothing in front of it — which is the one moment in a door's life when the header, the jambs and the slab edge are all fully visible. Anything that needs remedial work has already been identified at the survey and itemised on the estimate, so it is not a conversation being had halfway through the afternoon with the garage standing open.
Tracks are set plumb and square to the path the door will actually take and packed out to the jambs, rather than screwed hard against timber that is not straight. Sections go up one at a time with hinges and rollers fitted as we go. The spring package is calculated from the door being fitted, weighed, and cross-checked against travel height and drum diameter — never carried over from the door coming off, because a new insulated door is considerably heavier than the single-skin sectional it usually replaces and heavier again than whatever preceded that. Carrying the old springs over is the most damaging single shortcut available in this trade: the system runs overloaded from the first day, the opener compensates, and it announces itself as a stripped drive gear a year or two later.
Once it is wound to the calculated turns, the balance is tested by hand with the opener disconnected before any motor is asked to compensate for anything. Then the opener is mounted and isolated, travel limits and force settings are set, and the door is checked to reverse both on the photo-eyes and on contact. The last thing we do is an acoustic check, which sounds precious and is not: we run the finished door and listen to it from inside the house and from outside the garage side wall, because those are the two places it will actually be heard from. If anything is ringing, snatching or knocking, it gets corrected then rather than becoming your problem in a fortnight.
