Opener faults arrive in three recognisable shapes. Either pressing the button achieves nothing whatsoever, or you can hear the motor working away with no corresponding movement, or the door begins its descent and then reverses itself back to the top unprompted. That last shape is by far the most common, it is usually the safety sensors rather than the opener itself, and it is one of the cheapest things in this trade to put right once somebody has identified it correctly.

Lynwood produces a fourth group that other places do not, and it accounts for a good share of the openers we are asked to replace unnecessarily. Near the I-105 and the I-710 the opener is mounted in a vibrating ceiling and operating in dusty air, and both of those degrade the installation rather than the unit. The motor tests fine on the bench. The steel holding it, the brackets carrying its sensors and the settings that tell it where the floor is have all quietly moved.

Openers built for the United States market since 1993 carry a pair of photo-eyes, one on each side of the opening, mounted low and wired back to the motor head. Anything that interrupts the infrared beam between them while the door is travelling down obliges the door to stop and return to the top. That requirement is federal, it exists for an obvious and good reason, and we have no quarrel with it. What it does mean in practice is that any degradation of either eye reaches you as a door that will not shut and offers you no clue as to why.

The Lynwood version of this fault has two causes that reinforce each other. The first is a film of fine dust on the lenses. It builds gradually and evenly, so there is no moment at which anybody notices it, and it does not block the beam outright — it attenuates it. The result is a sensor pair running with hardly any margin, which works perfectly for months and then starts failing intermittently, usually blamed on the weather or the time of day. The second cause is the brackets. Those eyes sit on light sheet-metal brackets fixed low on the track or the jamb, in the part of the structure that vibrates most, and under sustained traffic loading their fixings creep and the brackets rotate very slightly out of true. Individually either problem might be survivable. Together they take a marginal beam and drop it below threshold.

So we do not simply swap eyes and hope. We clean both lenses properly, set the eyes to face one another squarely rather than to match a tape measurement from the floor, check continuity along the wiring run and inspect the terminations, and then re-secure the brackets — moving to sound fixing points and using lock washers or thread-locking compound where the design permits. Where a bracket is in a position that vibrates badly we would rather relocate it than accept a fault that returns every year. It is one of the cheapest visits we do and it routinely saves somebody the price of an opener they did not need.

The rail, the hangers and the travel limits that drift

An opener is not really one object. It is a motor head hanging from two lengths of angle iron lagged into ceiling joists, a rail running forward from that head to a bracket bolted to the header above the door, and a trolley travelling along the rail pulling an arm attached to the top section. Every part of that assembly is a fixing carrying a swinging mass in a ceiling that is being vibrated around the clock. It is one of the most vulnerable installations in the house to exactly this environment, and it is almost never inspected.

When the ceiling hangers loosen, the motor head starts to move as the motor starts and stops. You hear that as a bang at each end of travel and a general clatter, and what it is doing is putting a shock load into the chain or belt and into the gearbox on every single cycle. When the header bracket loosens, the whole rail shifts forward slightly — and because the opener's travel limits are set as a position along that rail, the door's down stop is now in the wrong place. It either stops short of the floor and leaves a gap, or it drives into the concrete and the force system fights it. Both present as the opener malfunctioning. Neither is a fault in the opener.

Faced with a door that stops short, the tempting shortcut is to turn the closing force up until it barges through, and that setting is sitting too high on a great many doors in this city. It matters more than it sounds. Closing force is a safety mechanism: it is what makes the door retreat when it lands on a bin, a bicycle or somebody's foot. Wind it up far enough to overpower a mechanical problem and it will treat a person with the same disregard. So when we find a raised force setting, we deal with whatever is causing the resistance first — hangers and header bracket re-secured, rail realigned, limits re-established — and only afterwards bring the force back down to a level that would actually protect somebody. Then, with you watching, we put something under the door and confirm it backs off.

Drive gears, boards, and when replacement is genuinely the answer

When the motor is plainly running but the trolley is not travelling, the usual answer is the main drive gear — a nylon component meshing with a steel worm shaft, deliberately made the sacrificial part of the drive train. Most manufacturers supply it with its sprocket as a serviceable kit, so this is rarely grounds for a whole new unit, and those kits are stocked on our vans. Fitting the kit and leaving, however, is not something we are willing to do, because a shredded gear is far more often a symptom than a disease in its own right. An opener that has spent a couple of years dragging a door that binds on grit-packed tracks, or ramming a down limit that has crept into the concrete, will chew through the replacement on precisely the schedule it chewed through the original. The gear is the cheapest item on that invoice and the least interesting part of the diagnosis.

Dust deserves its own mention inside the head. Openers pull air through their housings and the dustier the air the more of it accumulates on the board, around the relays and on the limit-sensing mechanism. On the older units that use a mechanical limit assembly, accumulated debris in that mechanism produces limits that appear to change on their own, which is maddening to live with and easy to misread as a failing board. Cleaning is often part of the fix, and it is worth doing before anybody starts pricing electronics.

When we do think a unit has reached the end, you will get the reasoning rather than a verdict. The cases that genuinely warrant it are a control board that has gone out of production and cannot be sourced, an opener old enough that its transmitter code is fixed rather than rolling and can therefore be captured off the air and replayed, a rail and trolley worn out alongside a motor that is equally tired, or a shopping list of parts that has crept up towards what a new unit with a warranty would cost. If you are buying, a belt drive is worth the difference here purely on noise, given what a house near a corridor is already putting up with. A well-shielded motor head is worth asking about for the dust. So is battery backup, which removes the situation where a power cut leaves a car sealed in behind a heavy door.
