A door that grinds, judders, stops short, sits crooked or reverses for no reason is telling you that something upstream has been wrong for a while. Contamination shows up in a pattern rather than at a point, and reading the pattern tells us whether the garage is taking material through the door line from the driveway, through gaps at the head and jambs, or both. That matters because the fix for one is a seal and the fix for the other is not.

Only after that do we talk about consumables. It is a genuinely different conversation from a normal service call: on a heavily contaminated door, fitting new unsealed rollers is putting fresh components into the same lapping compound that ate the last set, and we will say so rather than sell you the same repair twice. Sealed rollers, a properly cleaned track, a bottom seal that actually contacts the floor, and a lubrication regime using a light penetrating product rather than heavy grease — because heavy grease is what holds the dust in the first place — is the combination that lasts near a corridor.

Where we find fixings that have already elongated their holes, tightening is not the answer and we will not pretend otherwise. A screw spinning in a widened hole needs to move to sound material, or the hole needs proper repair, or the fitting needs a longer fixing into structure rather than into the edge of a stile. Where the underlying problem is that the original fixing specification was marginal for a vibration environment, we will say what we would change — a through-bolt rather than a lag where there is access behind, thread-locking compound on assembly hardware, and lock washers where the design allows them. Those are small decisions at fitting time and they are the difference between a repair that holds and one that walks loose again.

After that it is the standard run of the trade done properly and in the right order: hinge replacement where fixings have elongated, top and bottom fixture inspection on every visit whether or not it is what you called about, spring condition and matching, opener travel and force settings reset to the door as it actually behaves once the mechanical side is right, and photo-eye alignment and lens cleaning last. Working in that sequence matters. A door binding in a grit-packed channel produces symptoms indistinguishable from an electrical fault, and reaching for the circuit board first is how homeowners end up paying for a motor that was working perfectly.
