Opener complaints sort into three piles. Nothing happens at all when you press the button; the motor runs but the door does not move; or the door starts to close, changes its mind and goes back up. The third pile is the biggest, it is very often the safety sensors, and it is nearly always far cheaper to put right than the owner has braced themselves for.
There is a fourth pattern that is unusually common on El Monte's added and converted garages, and it does not fit neatly into any of those piles. The opener works, but it will not stay adjusted. Limits drift, force settings need nudging, the door stops short or reverses for no obvious reason, and every visit fixes it for a few months. That one is almost never the opener.
A rail hung from framing that moves
An opener does not apply its load smoothly. It pulls hardest at the moment the door breaks away from the floor, again as the door rolls over from vertical into horizontal travel, and it does that several thousand times a year. All of that pull is reacted through the rail, through the hangers, and into whatever the hangers are screwed to overhead. In a garage designed into a house, that is ceiling structure tied into the roof of the whole building and it barely notices. On the lighter roof framing typical of an added garage, each pull deflects the member a little more, and the fixings work in their holes.
What follows is gradual and confusing from the outside. The hangers loosen slightly, the rail develops a small sag or a slight twist, and the trolley now travels a path a fraction different from the one the opener learned when it was set up. Travel limits are positions along that path. Force settings are thresholds measured against the resistance along it. Change the path and both of those numbers are describing something that no longer exists, so the door starts stopping short of the floor, or reversing near the end of close, or hitting the down limit before it has properly seated. The opener is reporting accurately. What it is measuring has moved.
Adjusting the settings makes it go away, which is precisely why the problem persists — it comes back on roughly the same interval and gets adjusted again. The durable answer is to change what the rail is hanging from. That means spreading the hanger load across more than one structural member, keeping the drops as short as they can practically be, triangulating them so the rail is braced against swing as well as sag, and putting the fixings into something that was genuinely built to hold rather than into the first thing the screw found. Once the rail geometry stays put, the settings stay put with it.
Sensors, wiring and the walls they are mounted on
Residential openers have carried a pair of photo-eyes low on each side of the opening since the early 1990s. Break the infrared beam while the door is closing and it must stop and reverse. It is a good rule, and it also means anything at all interrupting or misaligning that beam presents to the owner as a door that simply refuses to close and offers no explanation for it. Before we touch a setting we look at what is standing near the brackets, because on a garage that doubles as storage the answer is often something that has been there so long nobody sees it any more.
On an added structure there is a second cause worth knowing about. The eye brackets are screwed low on the side walls, and on a garage built onto an existing house one of those walls may be the original outside face of the house with a light frame built against it. A bracket screwed into that assembly can be sitting in cladding rather than framing, and it will hold the eye's weight perfectly well while still moving a fraction whenever the door cycles or something knocks it. A beam only needs to move a very small amount at the emitter to miss the receiver across the opening, so the fault is intermittent, weather-dependent and maddening. We check what the bracket is actually fixed to rather than realigning the eye and leaving.
The low-voltage run is the other half of it. In these garages it is nearly always a retrofit, stapled along a wall at skirting height, sometimes threaded through a converted space, occasionally spliced where an extension met an original wall. A staple driven a fraction too hard through the insulation produces an intermittent short that comes and goes for months, and it looks exactly like a failing sensor pair. We test continuity along the run before condemning anything, because swapping the eyes fixes a wiring fault for about a fortnight.
When the motor runs and nothing moves — and when a jackshaft is the right answer
An opener that hums or whirs without shifting the door has usually stripped its main drive gear, a nylon gear running against a steel worm. On the major brands that is a gear-and-sprocket kit rather than a new unit, and we carry the kits. What we will not do is fit one and leave, because a stripped gear is far more often the symptom than the disease. An opener that has spent two years hauling a door whose balance has drifted — which on this housing stock frequently means a door whose spring anchor has moved — will eat the new gear on exactly the same schedule as the old one. If the force setting has been progressively wound up over the years to make the door close reliably, that is the tell, and we check the balance by hand before fitting anything.
The other question that comes up more here than elsewhere is whether a conventional rail-and-trolley opener should be there at all. Where an added garage has short headroom above the opening or short backroom behind it, a standard rail is running at an angle it was not designed for, hung close to a ceiling it barely clears, and pulling on framing that was never sized for it. A wall-mounted jackshaft drive, which sits beside the torsion shaft and drives it directly, removes the rail from the equation entirely: no overhead hangers, no drop into light roof structure, nothing crossing the ceiling. On a low-headroom added garage that is the honest engineering answer rather than an upgrade for its own sake, and we will say when it is not needed just as readily.
Supply is worth a mention too, because an added garage often received its power as an extension of an existing circuit rather than as a dedicated run. An opener that browns out under starting load behaves erratically — the light dips, the motor labours, the unit resets or ignores commands — and it makes a very convincing impression of a failing logic board. Replacing the opener does not fix a supply problem.
