Very few people ring able to name the component that failed, and there is no reason they should. The door judders, or stops eight inches up, or sits crooked in its tracks, or has started making a noise that was not there last month. Behind that symptom is one of a dozen parts, and a fair number of them are failing because something else has been quietly working against them for years.

Establishing what the structure is, before anything else

It only becomes a mechanical problem when a wound torsion spring, a set of track brackets and a powered opener are all attached to it, because each of those imposes a sustained or repeated load that was not part of the original arithmetic. Knowing the structure is light does not mean we cannot work on it. It means we spread loads rather than concentrate them, and we check the fixings rather than trusting them.

The practical payoff for you is that we stop diagnosing the wrong thing. A very large share of the repeat failures we are called to on this housing stock are not component failures at all. They are a sound component being destroyed by a mounting that is moving underneath it, and every time somebody replaces the component without looking at the mounting, the clock resets and the same failure comes back on the same interval. Establishing the structure first is what breaks that loop.

The order we work through the door itself

The opener comes out of the equation immediately. We pull the manual release and take the door through its full travel by hand, because a door fault and a motor fault cannot be separated while the two are still coupled. A correctly balanced door moves under modest hand pressure and stays roughly where you leave it, and it should not take noticeably more effort at the top of the travel than at the bottom. A door that runs away downward is carrying more than the counterbalance is set for; one that pulls itself upward is over-wound. Either state is eating the opener at a rate the owner has no way of seeing.

Then the tension side, worked in load order. Spring condition and specification first, then the centre bearing plate and — critically, on these garages — the framing that plate is anchored into, then the shaft for runout, then the drums for seating and wear, then the lift cables end to end. On an added structure we pay particular attention to whether the bearing plate is still sitting exactly where it was fitted. A plate that has begun to creep, roll or crush into the timber behind it announces itself as a witness mark around the fixings, a slight gap opening at one edge, or a bearing that is no longer running true on the shaft.

After that the running gear — rollers and stems, hinge condition, track plumb, track spacing top to bottom, and the state of what the track fixings are actually biting into — and the electronics last, deliberately. Testing a logic board before establishing that the door is balanced and the geometry is stable is the most reliable way in this trade to sell somebody an opener they did not need. We would rather work in the order that arrives at the cheapest correct answer, even when the cheapest correct answer is an adjustment and a set of fixings.

Springs, cables, drums, bearings, rollers, hinges, bottom and top fixtures, track realignment and re-anchoring, seals, sensor faults, drive gears and travel-and-force setting are all same-visit work in the large majority of cases, because the vans are stocked out of our own parts room rather than from a supplier run booked for later in the week.
