A new door is the one job in this trade where everything is decided before the door arrives. Get the survey right and the installation day is straightforward. Get it wrong and you have a correctly made door that does not suit the building it has been fitted to, which is a problem no amount of adjustment afterwards will solve.

On an El Monte garage the survey has an extra job to do, and it is the one that matters most. Before the tape comes out, though, we look at what the building is. How the roof over the garage relates to the roof over the house. Whether the wall between them is a proper internal wall or the old exterior face of the house with a structure built against it. What the header over the opening is made from and what it bears onto at each end. What the members overhead are and how far apart they sit. Where the real framing is behind each jamb, which on a garage built onto an existing wall is frequently not where the visible jamb line suggests. That survey decides what can be anchored where, and it comes before anything is specified rather than after.

It also decides how honest the estimate can be. If the header over your opening will not take the reaction load of the spring package the new door needs, that has to be dealt with before the door goes in, and it belongs on the written estimate as an itemised line rather than as a conversation at four o'clock on installation day. Where a jamb line has no sound framing at the height the track brackets want, backing has to go in. These are not large items in themselves. They are only expensive when they are discovered late.

Choosing hardware that suits the space rather than the catalogue

Where headroom is short — and on added garages it very often is — the standard track kit is the wrong answer and no amount of goodwill makes it the right one. Low-headroom hardware uses a reduced-radius track and a repositioned shaft to get the door into the horizontal in less vertical space. Where the space is shorter still, a double-track low-headroom arrangement separates the top section's path from the rest. Where backroom is short, the horizontal run itself has to be planned rather than assumed. We will show you the measurements the standard kit needs and the ones your garage actually has, so the recommendation is arithmetic rather than opinion.

The opener decision follows the same logic. A wall-mounted jackshaft drive sits beside the torsion shaft and drives it directly, which removes the ceiling rail, the overhead hangers and every load they would otherwise put into a light roof structure. On a garage whose ceiling framing was sized to hold up a roof and nothing else, that is frequently the durable choice rather than the premium one. Where a conventional rail opener is the right fit, we plan the hanger positions against the actual structure overhead — spread across more than one member, drops kept short, braced against swing — rather than fixing to whatever is above the trolley when the rail is laid out.

Door weight is the third decision and it interacts with both of the others. An insulated double-skinned sectional is substantially heavier than a single-skin steel door of the same size, which means a heavier spring package, which means a larger reaction load into the anchorage above the opening. On a purpose-built garage that is a straightforward trade-off. On a light added structure it is a question that has to be answered before the door is ordered, because the correct sequence is to establish what the structure can carry, then choose a door that sits inside that, then reinforce where the reinforcement is genuinely worth doing. Choosing the door first and discovering the structure afterwards is how these installations go badly.

Springs specified from the finished door, and how the day runs

The spring package is calculated from the door being fitted, never from the door coming off, and on this housing stock the two are rarely close. We weigh the finished door, cross-check against travel height and drum diameter, and set wire size, inside diameter and wound length from those numbers. Carrying over an existing spring because it still looks serviceable means the system runs mis-set from the first day and takes the opener with it inside a couple of years — and on an added garage it also means loading an anchorage that was sized, if it was sized at all, for something different.

The anchorage itself gets built as part of the installation rather than treated as a fixing detail. Where the header will take the plate directly we fix into sound material and check it. Where it will not, a backing plate spans onto framing that can carry it, so the reaction load is distributed rather than concentrated on a small area of timber that will compress under it. This is the single most valuable thing we do on an El Monte installation, and it is also the least visible, which is why it is worth explaining before rather than after. It is what stops the door drifting out of balance over the following seasons.

On the day, the old door and all its accumulated hardware come out, the opening gets looked at properly in daylight with the door off, and the tracks are set plumb and square to the door path and packed out to the jambs — fixed into real framing rather than screwed flat to whatever the jamb surface happens to be. Sections go up one at a time with hinges and rollers fitted as we go, the torsion system is wound to the calculated turns against an anchorage we have made good, and balance is checked by hand with the opener disconnected before any motor is asked to compensate for anything. Then travel limits, force settings, and a test that the door reverses both on the photo-eyes and on contact.
