Opener faults fall into three piles. Nothing happens at all, the motor runs but the door stays where it is, or the door starts to close and changes its mind. The third pile is the largest, it is nearly always the safety sensors, and it is nearly always far cheaper to put right than the owner has braced for.
Anaheim adds a complication to all three, and it has very little to do with the opener itself. In a tuck-under or shared garage it is more often a vehicle parked hard against the wall, a bike rack, or a bin store put in after the building was finished. And where a garage floor slopes toward the opening for drainage, which is common in the newer stock here, the beam line collects grit and standing water after rain, and a lens that is merely dirty produces an intermittent fault that comes and goes with the weather.
The wiring is the other half of it, and it also varies by era. In older garages the low-voltage run is a retrofit stapled along a wall at skirting height, where a staple driven a fraction too hard through the insulation gives an intermittent short that comes and goes for months. In newer construction the same run may pass through conduit or metal framing, where a screw driven during a later fit-out can nick it in a place nobody will ever see. Either way we test continuity along the run rather than swapping the eyes and hoping, because swapping eyes fixes a wiring fault for about a fortnight.
When the motor runs and nothing moves, and what the unit is hanging from
A unit that hums or whirs while the door stays exactly where it was has almost always lost the teeth off its main drive gear — the nylon one that meshes with the steel worm on the motor shaft. Across the major brands that is a gear-and-sprocket kit rather than a whole opener, and the kits are on the van. What we will not do is fit one and drive away, because a stripped gear is far more often the symptom than the disease. An opener that has spent two years hauling a door whose counterbalance is wrong for its weight will eat the new gear on precisely the same schedule as the old one. If the force settings have been wound up over the years to make the door close reliably, that is the tell, and the balance gets checked before any part goes on.
Mounting is where this city differs from the rest of our area. In an older garage the header bracket and the rail hangers land on exposed timber and the job is straightforward. In a garage with habitable space above, the ceiling is a finished assembly that should not be casually perforated, and the hangers have to reach real structure rather than the first thing a lag will bite into. Done as a package the difference is substantial and it is a far smaller job than the one people expect to be quoted.
Security and programming take longer here than on a standalone house, and it is worth allowing for. A unit old enough to predate rolling-code security transmits a fixed code that can be captured and replayed, and that is a genuine reason to replace rather than repair. Beyond that, a household in this city often has several remotes, a keypad, and in a shared building a vehicle transmitter programmed by somebody else years ago. When a logic board is changed, all of those need re-pairing, and if a remote has gone missing at any point the sensible move is to clear the receiver's memory entirely and re-pair only the transmitters you can physically account for.
Our default is to repair, for as long as the mechanics are sound and the parts can still be obtained, and to say so plainly on the occasions when neither is true. What genuinely justifies a replacement is an obsolete and unobtainable logic board, a pre-rolling-code unit, worn motor bearings or a failed capacitor on a unit already near the end of its rail life, or a repair approaching the cost of a new unit that arrives with a warranty.
