Opener complaints sort fairly neatly into a few kinds. Nothing happens when you press the button; the motor runs but the door stays put; the door starts down, thinks better of it and goes back up; or the door works but a remote, a keypad or the wall control has stopped being reliable. Most of these are smaller matters than the person ringing has braced themselves for, and few of them mean a new opener at all.
On a well-kept door there is one extra thing worth understanding before you agree to replace anything, and it runs through this whole page. The opener is the part of the door most likely to be quietly compensating for a mechanical problem somewhere else — turning its own effort up, year by year, to keep moving a door that has slowly got harder to move. It still works, so nobody looks. That is exactly why, on a door that appears to run perfectly, the opener is often the component telling you the most about what the rest of the door is doing.
Force creep: the setting that rises to hide the real problem
Every modern opener runs to a force setting — a limit on how hard it is allowed to push and pull before it concludes something is wrong and stops. It is a safety feature, and it is also, on an ageing door, a quiet record of the door's decline. As a door gets stiffer to move — a spring tiring, a bearing dragging, rollers no longer running free, the track a little out of true — the door still opens and closes, so nothing seems wrong; but the opener has had to spend more of its force allowance to do it. On many doors that setting has been wound up over the years, sometimes automatically by the unit's own learning and sometimes by an owner nudging it up to stop a door that had begun to baulk.
The trouble is that every turn of that force setting hides a little more of the mechanical fault underneath it. A door that needs a firm shove from a strong motor to seat is not a sound door with a good opener; far more often it is a door out of balance with an opener covering for it, and the covering has a cost. The extra force goes through the whole drive train — the gear, the chain or belt, the trolley, the rail and its mountings — and shortens the life of all of it, while the underlying problem on the door goes on getting worse behind the motor's effort. On a well-kept door this is the classic trap, because the door looks and sounds like it works, and mechanically it is leaning on the opener to do so.
So the first thing we do with an opener that is straining, cycling oddly or wearing its drive out is not to read the motor but to read the door. The opener is uncoupled and the door moved by hand to see whether it still balances; the force setting is checked to see how high it has crept. A force that has plainly been wound up is not a fault to reset and forget — it is a signpost to a door that has quietly stiffened, and fitting a new opener over the top of it simply hands the new motor the same fight and ruins it on the same schedule. Get the door right first, and very often the opener that was 'failing' turns out to have been doing nothing but its best against a bad door.
The door that reverses at the floor, and the wiring behind it
The complaint we attend most is the door that heads down, gets near the floor and goes straight back up, and far more often than not it is the safety photo-eyes rather than the opener. Federal rules have required a pair of them, mounted low each side of the opening, since the early 1990s, and anything that breaks the infrared beam between them on the way down obliges the door to stop and reverse. It is a good rule and it prevents real harm. The side effect is that any interruption at all reaches you as a door that will not close and offers no reason why — including one you long ago stopped noticing.
The eyes are rarely the real culprit, though. They sit on flimsy brackets, so a bin, a bicycle or a stray boot nudges one off aim; their lenses gather dust and mist up; and the thin cable feeding them is generally an add-on run stapled along the wall, which means years of opportunity for a single over-tightened staple to have pinched a conductor. The result is a fault that surfaces and vanishes across months and does a convincing impression of a motor on its way out. Rather than swap the eyes on a guess — which buys perhaps a fortnight against a wiring problem — we meter the length of the run. And on a well-ordered garage it is worth saying that the tidy line of cable clipped neatly along the skirting is the very place a bitten staple hides its damage from view.
There is one more thing worth checking on any door where the reverse is intermittent, which is the terminal block and connections at the opener head. Years of a garage's temperature swings leave low-voltage terminals corroded and connections high in resistance, and the symptom is identical to a sensor fault while the cure is entirely different. It costs a couple of minutes to establish which one you actually have. Reading the real cause rather than the obvious one is the whole point — and none of it, on a door that reverses at the floor, is a reason to buy an opener until the sensors, the wiring and the settings have been ruled out properly.
When the motor genuinely is the fault, and what to do about it
Now and then the opener genuinely is at fault, and it declares itself in familiar ways. When the motor whirs or spins on while the door refuses to move, the usual answer is that its main drive gear has stripped — the nylon wheel driven by the steel worm on the motor shaft — which on the major brands comes as a gear-and-sprocket kit rather than a whole unit, and those ride on the van. On a door that has been made to work the motor too hard, though, a chewed gear is a symptom and not the disease, so it goes in only once the door has been shown to balance; skip that step and the fresh gear follows the old one on the identical schedule. A failing capacitor presents differently again — a motor that hums and struggles to get under way, most tellingly after it has been running a while.
The rail and the trolley are the other place real mechanical wear shows. Chains stretch, belts go slack, the carriage frets at its bearing faces, and the whole run begins to bang and judder as the motor picks up load at the start of a cycle. Taking the tension back up honestly earns some time and is worth doing. But once the rail itself has worn, the lasting fix is a new drive assembly — or a switch to a belt, which removes the noise instead of merely deferring it. Where the workings are sound and spares are still made, the answer is repair; where the board is discontinued with no replacement available, or the machine is old enough to predate rolling-code security so a fixed code can be captured off the air and played back at your door, then replacing it is the straight answer and the reason will be spelled out to you plainly.
If you do replace, a battery backup is worth having, and the reason is practical rather than a sales line: where the garage is how the household comes and goes, a power cut with the door shut leaves the cars stranded and the manual release the only way in. Beyond that, an opener earns its keep on a well-kept door as much for what it can tell you as for what it does — a unit whose force has been set honestly, whose safety reversal is tested on both the beam and on contact, and whose travel limits are correct, is one that will stop and complain when the door starts to stiffen rather than silently masking it. Set up properly, the opener stops being the part that hides the door's condition and becomes one of the parts that reports it.
