The third pile is the biggest and it is nearly always the safety sensors, which is good news because it is nearly always far cheaper to put right than people fear when they dial.

Break the infrared beam while the door is closing and the door must stop and reverse. It is a good rule and it is not the enemy — but it does mean anything at all upsetting either eye produces a door that refuses to stay down and offers no explanation for itself.

In a garage that has become a workshop, a laundry or storage, that few inches of floor at each jamb is the most contested space in the building, and the failures accumulate silently because the door is not being closed often enough for anyone to notice them. An eye gets knocked a few degrees out of line by something set down beside it. Stored contents build up in front of the beam. Lenses film over with dust from work done in the space, which happens far faster than in a garage that only holds a car. The low-voltage run gets stapled behind a new wall finish, pinched by a shelving upright, or pulled taut when something heavy is dragged clear. And on more jobs than you would expect, an eye is simply unplugged at the motor head, because that was the outlet within reach. We test alignment, lens condition and continuity along the run rather than swapping eyes and hoping, because swapping eyes fixes a wiring fault for about a fortnight.

One thing we do not treat as optional. Where the sensors have been defeated — wires twisted together at the head so the unit believes the beam is permanently clear, or the eyes unclipped and left facing each other on the slab — we restore a properly mounted, working pair. A garage that holds a workshop, equipment or finished space is precisely the environment where a functioning reversal system earns its keep, because there are more reasons for something or somebody to be in the door's path, not fewer. That is not an upsell and it does not go on the estimate as a choice.

An opener that has not run for months

Openers degrade from sitting, in ways that are specific and diagnosable. The gear grease in the head separates and stiffens exactly as it does in a roller bearing, so the first start after a long stand is made against a drive train that is dragging. The chain or belt has sat at one tension over one set of sprocket teeth. The rail's running surface has an oxidised residue on it rather than a film. And the start capacitor on a split-phase motor is an electrolytic component that degrades when it is left unenergised for long periods — a tired capacitor gives you a motor that hums, struggles and does not turn, or one that starts only sometimes, which is very easily mistaken for a failed motor or a dying board. It is a cheap part and a straightforward test, and it is worth doing before anything expensive is discussed.

Then there is what a dormant garage collects. Motor heads that have been undisturbed for a long time turn up with nesting material packed into the housing and around the light socket, and low-voltage wiring runs with insulation stripped by rodents. Remote handsets left in a drawer for a year come back with leaked cells and corroded contacts, which reads as a lost pairing when the handset is simply dead. An opener that runs a handful of times a year has a mechanical life that is nowhere near used up, so the honest triggers for replacement are narrower: a logic board that is obsolete and genuinely unobtainable, a motor with worn bearings, or a unit old enough to predate rolling-code security, which is worth taking seriously on its own terms because a fixed code can be captured and replayed regardless of how often you use the door.
