There are two quite different reasons to replace a garage door in this city. One is that the existing door has reached the end of it — seized, corroded, damaged, or so far gone that further parts stop making sense. The other is that the space behind the door has changed use, and a thin steel panel that was adequate over a parking bay is no longer adequate over a workshop, a laundry or finished-out space.

The second case is the more common one here, and it changes what the job actually is. You are not choosing a door for the driveway. You are specifying the largest single element of a wall on a building whose interior you are now using, and the questions that follow — insulation, air sealing, rigidity, noise — are building performance questions rather than styling ones.

Surveying an opening that has been built up to

We measure the same five things on every installation: opening width and height, headroom above the header, backroom into the garage, and sideroom at each jamb. On a compact, tightly built garage the sideroom figure is the one most likely to force a decision, because the vertical track, the roller path and the end bearing plate all have to fit into it, and a standard track and bracket set assumes a clear width that a small garage does not always give. Where it does not, a low-clearance track and bracket set is specified on paper in advance rather than improvised on installation day.

The difference here is what has been built around the opening in the meantime. Where a garage has been finished out, the survey has to establish what is behind the finishes before anything is quoted. Wall linings are frequently carried across the jambs and over the vertical track fixings, so the track cannot be removed without cutting the finish, and the estimate needs to say who is making that good. Shelving standards and bench frames get fixed through track flanges. Ceilings get lined below the opener rail and the horizontal track hangers, sometimes with the hangers buried. And the header itself needs looking at directly, because the new centre bearing plate and a wound spring are going into it, and we would rather find a split or a cluster of old lag holes at survey than on the day.

The backroom measurement deserves a second look in a garage that is in use for something else, because it is the one people forget. Horizontal track runs most of the depth of the garage at ceiling height, and where racking, a mezzanine platform, ducting or lighting has been installed up there since the last door went in, the track has to be routed through what exists or something has to move. That is a conversation to have at survey with a tape in hand, not a discovery to make with the old door already on the floor.

Specifying a door that is part of a wall

Insulation is the first decision and it is worth making on the numbers rather than by default. A single-skin steel door is a sheet of metal with essentially no thermal resistance, and where the space behind it is in use, it dominates the performance of that whole elevation simply because of its area. A polyurethane-cored sectional with a steel back skin changes that materially: the space holds temperature through an inland summer instead of tracking it, the door runs noticeably quieter, and the foam core is bonded between two skins so the section is far more rigid than a single-skin panel of the same size.

That rigidity is worth as much as the insulation in a garage that is being worked in. A double-skinned section resists flexing across its width, which is what keeps the hinges and end stiles evenly loaded, and it takes the incidental knocks from benches, bikes, bins and stored equipment on a back skin rather than putting a dent through the face you look at from the street. Where budget rules out a full insulated door, say so and we will spend the money where it does the most: seals first, because air movement through an unsealed perimeter undoes a great deal of what insulation would have bought.

Sealing is where a door that fronts a used space differs most from one that fronts a car, and there are four separate paths, all of which need specifying rather than assuming. The bottom seal has to suit how flat the slab actually is — we check the slab across the opening, because a bulb seal in the wrong profile will hold at one end and stand open at the other on a floor that is out of level, which is exactly what people are describing when they say they have sealed it and it still leaks. The perimeter needs fresh stop moulding weatherstrip on both jambs and the head, in contact along its whole length. The section joints need intact seals, which on an old door are usually hardened and flattened. And where the space is genuinely conditioned, a threshold seal bonded to the slab can be worth adding, though it is the wrong answer where water needs to drain outwards, and we will tell you which case you are in.

Springing it correctly, and keeping it working afterwards

The spring package is calculated from the door being fitted, never carried over from the door coming off, and on this particular job that matters more than usual. An insulated double-skinned door is substantially heavier than the single-skin door it typically replaces, and reusing an intact spring package because it looks fine leaves the system running overloaded from day one and takes the opener with it. We weigh the finished door, cross-check against travel height and drum diameter, and set wire size, inside diameter and wound length from that. Given how these doors get used, we will also talk through a galvanised or coated spring, because on a door that spends most of its life shut, corrosion resistance is worth more than any other spring upgrade available.

The opener gets the same treatment: rated capacity checked against the measured weight of the new door rather than its nominal size, and the rail, trolley and drive inspected. If it is rated and sound we will keep it and say so. Where the garage is finished-out working space, this is also the moment to decide on a belt drive, sealed nylon rollers and resilient isolation at the rail hangers, because fitting them during the installation costs almost nothing extra and retrofitting them later is a separate visit.

On the day, the old door and its hardware come out, the opening gets looked at properly in daylight, and the tracks are set plumb and square to the door path and packed out to the jambs rather than screwed flat against whatever the last installer left. Sections go up one at a time with hinges and rollers fitted as we go, the torsion system is wound to the calculated turns, and the balance is tested by hand with the opener disconnected before any motor is asked to compensate for anything. Then travel limits, force settings, and a check that the door reverses on the photo-eyes and on contact.
