There are broadly three ways an opener misbehaves. It is dead and does nothing when asked. It makes all the right noises while the door ignores it. Or it takes the door most of the way down and then sends it back up again. That last group is far and away the largest, it points at the safety sensors more often than at anything else, and the bill is nearly always smaller than the homeowner has spent the morning fearing.

What Carson adds is a fourth possibility that gets misread as all three. An opener bolted to a building whose floor and framing have settled by small unequal amounts is being asked to drive a door that is not running freely — and a struggling opener produces symptoms that look convincingly electrical.

Sensors, reversals, and the faults that are not electrical

Since federal rules came in during the early 1990s, every domestic opener has shipped with a matched pair of infrared eyes mounted a few inches off the slab, one either side of the opening, aimed at each other. Interrupt that beam mid-descent and the control board is obliged to halt the door and send it back up. Which means anything at all that spoils the beam — obstruction, misalignment, a broken wire — arrives at the homeowner as a door that has silently decided not to shut, with no clue offered as to why. Usually the cause is dull: dust filming a lens, a bracket knocked askew by a bin or a bicycle wheel, or a stapled low-voltage run that has developed an intermittent break somewhere along the skirting. All of that is worth a look before you ring us, and a decent share of these resolve themselves once something gets shifted out of the way.

The version that is specific to settled ground is worth knowing about, because it wastes a lot of people's money. The eye brackets are fixed low on each jamb, close to the slab, and they are aimed at each other across the opening. If the slab and the framing have moved by slightly different amounts, an alignment that was set years ago can drift out of tolerance without anybody touching anything, and marginal alignment behaves exactly like an intermittent fault — reliable on a cool morning, unreliable in the afternoon, fine for a fortnight and then not. Replacing the eyes fixes a marginal alignment for about as long as it takes to re-drift.

The other misread fault is the obstruction reversal. An opener monitors how much force it is using and reverses if the door meets resistance, which is exactly right. On a door binding at a fixed point because the tracks are no longer parallel, the opener meets real resistance at that point, does what it was designed to do and reverses — and the owner is told the safety system is faulty. The tell is that it happens at the same height every time. The other tell is a force setting that has been wound up over the years to make the door close reliably, which is somebody papering over a mechanical problem with an electrical adjustment. We check the door's travel by hand before we touch a setting.

When the motor runs and the door does not move

A motor that whirs, hums or spins the sprocket while the door stays put has generally lost the teeth off its main drive gear. That gear is nylon and it meshes with a hardened steel worm on the motor shaft, so the nylon is deliberately the sacrificial half of the pair. Replacing it is a kit rather than a unit on all the common brands, and the kits ride on the van. What we decline to do is fit one and leave. A shed gear is much more often the last link in a chain than the start of one: an opener that has spent a couple of years dragging a door through a tight spot, or lifting a door whose two sides are not pulling their equal share, will chew the replacement to the same timetable it chewed the original. A gear kit fitted without first proving the door moves freely is a repair with a date already on it.

The rail and trolley tell the same story from a different angle. The motor head hangs from the ceiling framing and the rail runs back to the header bracket, and both of those mountings are subject to the same slow loosening as everything else in an older garage. A rail that has dropped slightly at the motor end, or a header bracket that has shifted relative to the door, puts the trolley and the door arm out of their intended line. What you hear is slap and shudder on start-up and what you find is uneven wear along the trolley carriage. Re-tensioning a stretched chain buys time; realigning the rail and reseating the mountings addresses the reason it stretched unevenly.

There is a supply-side possibility too, in older garages generally. Where the opener shares a circuit with other loads, or is running through an extension lead that was meant to be temporary decades ago, a unit can brown out under starting current. It behaves erratically — the light dips, the motor labours, the unit resets or ignores commands — and it is a convincing impression of a failing board. Replacing the opener does not fix a supply problem. If that is what we find, you will be told what it actually is and what needs doing about it, even though it is not work we are selling you.

Repair, replacement, and being straight about which

We repair openers wherever the mechanics are sound and the parts still exist, and a large share of the calls we take here end in an adjustment, a gear kit, a sensor realignment or a rail reseating rather than a new unit. The reason we are unenthusiastic about replacement as a first answer in this city is simple: a new opener installed on a door that binds will inherit the whole problem, and it will inherit it at full price. Before we quote a unit we want the door to move properly by hand from the floor to the header with the motor disconnected.

The honest triggers for replacement are worth stating so you can hold us to them. A control board that is obsolete and genuinely unobtainable. A unit old enough to predate rolling-code security, so its fixed code can be captured and replayed at the door. Worn motor bearings or a failed capacitor on a unit that is already at the end of its rail life. Or a repair bill that has climbed close enough to a new unit that you would be paying nearly the same and getting no warranty for it. Outside those, repair is usually the better value and we will say so.

If you are replacing, two things are worth specifying at the same time. A battery backup, because a power cut with the car on the wrong side of the door is more than an inconvenience. And a soft-start, soft-stop drive, which matters more than usual on a door that is not running in a perfectly square opening, because it removes the shock loading at each end of travel that works fixings loose. We will also set travel limits and force settings from the door's real behaviour rather than from a default, and check that it reverses both on the photo-eyes and on physical contact before we leave.
