A new garage door is a straightforward job in a square opening and a considered one in an opening that has moved. On low, flat ground that has settled over decades, a fair proportion of the openings we survey have moved by some amount, and the whole quality of the installation depends on that being measured before anything is ordered rather than discovered on fitting day.
The door itself is the easy half. What the door is being hung on is the job, and it is where the difference between an installation that lasts and one that starts developing a corner gap in its second year is decided.
Surveying an opening that may not be square any more
Every installation survey takes the same five headline measurements — opening width and height, headroom above the header, backroom into the garage, and sideroom at each jamb — and on this ground it takes four more that a lot of surveys skip. Level along the floor line across the full width of the opening, read end to end. Each jamb height measured separately, because they are not always the same number. Both diagonals, which should match and often do not by a small margin. And the plumb of each jamb through its height, because a jamb can be out of vertical without being out of position at the top.
Those extra four determine things that cannot be fixed afterwards without redoing the work. Whether the tracks can be fixed directly to the jambs or need packing out to a true, parallel line. Whether the bottom section will meet the slab evenly or whether the floor line needs addressing first. Whether the header is a reliable mounting for the counterbalance or whether the timber has been worked loose by decades of small movement and needs a backing plate spanning sound framing. Every one of those has a cost and every one of them belongs on the estimate as its own line, before you have committed to a door.
This is also where we are honest about the limits of what we do. We measure the opening and we correct the door to it. We do not diagnose buildings, and if what we measure looks larger than the ordinary accumulated movement of an older property on flat ground, we will show you the figures and suggest you get somebody qualified in structures to look before you spend money on a door. That is a smaller sale for us and the right call for you, and it is a great deal cheaper than fitting a door into an opening that is still moving.
Choosing the door, and what the extra weight does
For most of these garages an insulated sectional with a steel back skin is the sensible default, and the back skin matters for a reason that has nothing to do with temperature. A double-skinned section is far more rigid across its width than a single-skin one, and rigidity is what stops a door flexing as it travels. On a perfectly square opening that flex is a minor issue. In an opening that is fractionally out of square, a flexible door will twist to accommodate the error and load its hinges and end stiles unevenly for the rest of its life, whereas a rigid door holds its shape and shows you where the geometry needs correcting instead of quietly absorbing it.
The trade-off is weight, and this is where installations go wrong. A new insulated door is considerably heavier than the single-skin sectional it usually replaces, and heavier again than an older tilt-up. Carrying the existing spring package over because it is still intact means the counterbalance runs overloaded from day one, and it takes the opener with it inside a couple of years. The spring package is calculated from the door being fitted, weighed on the day, cross-checked against travel height and drum diameter — never inherited and never estimated from the door coming off.
An existing opener is judged the same way — on a number, not on a look. Its rated pull gets compared against what the new door actually weighs on the scale, and its rail, trolley, drive and ceiling mountings get inspected as a set. Plenty of openers pass, and when yours does we will say so and leave it alone rather than find a reason to sell you one. When it does not pass you get the two figures side by side and can draw your own conclusion. One specification is worth raising on this ground in particular: a drive with a soft start and a soft stop. Where any residual geometry error remains in an opening, it is the sharp acceleration at each end of travel that keeps working mountings loose, and removing it is cheap insurance.
Installation day, and what true means here
The old door and all its accumulated hardware come out first, and the wall gets looked at properly in daylight with nothing hanging on it. That is the only time anybody sees the jambs and the header clean, and it is when a split between old lag holes, a softened jamb base or a header that will no longer hold a bearing plate reliably becomes visible. Anything found at that point was flagged as a possibility at the survey, so it is a confirmation rather than a surprise, and the remedial line on your estimate either applies or it does not.
Then the tracks, and this is the part that separates a job done on this ground from a job done anywhere. The vertical tracks are set plumb and parallel to the path the door needs to travel, and packed out from the jamb wherever the jamb is no longer a straight or vertical reference. They are not screwed flat to the timber on the assumption that the timber is true. The horizontal tracks are set level to each other rather than to the ceiling. The header bracket and bearing plates go into sound material, on a backing plate where the original timber will not hold cleanly, and the shaft is set so both drums sit true and both cables take up at the same rate.
After that it is sections up one at a time with hinges and rollers fitted as we go, the torsion system wound to the calculated turns, and the balance tested by hand with the opener disconnected — the door should move under light pressure and hold at any height, with no stiff patch anywhere in its travel. The bottom section is set to meet the slab as it actually is, so the seal compresses evenly rather than landing at one end. Travel and force are set last, from how the finished door behaves rather than from a factory default, and the reversal is proved twice over — once on the beam and once against an obstruction on the floor. The handover covers three things: how to work the release cord if the power goes, how to run the balance test yourself a couple of times a year, and where the warranty and the spring specification are written down for whoever owns the house next. A single or a double is normally complete inside the day.

- Only if the reason for the gap is the door, and often it is not. If the floor line across the opening is out of level, a new door will land at the high end exactly as the old one did and you will have the same gap on newer steel. The survey measures the level before anything is ordered, and if there is a real level error you will be told what it is and what the options are — correcting the door's bottom line to the slab it has, or making good the slab — with the cost of each on the estimate.
- We would not recommend it and on a moved opening we would advise against it firmly. The existing tracks were set to whatever the opening was doing when they went in, plus whatever corrections previous installers stacked on top, and their spacing is very often no longer parallel. Hanging a new door in them puts brand new rollers straight into an old pinch point. The saving is real and it is small, and it tends to be spent twice over on rollers and hinges within a few years.
- One visit covers the survey and the written estimate, and it costs you nothing. What happens next is governed by the door you choose. Something in a standard size and a standard finish moves quickly; a bespoke width or an unusual finish does not, and the date you are given at the estimate is the realistic one rather than the one that sounds best. The fit itself normally occupies most of a working day, and it runs longer where the header, a jamb or the floor line needs putting right beforehand — which you will have read on the estimate, not heard for the first time on the morning of the job.
