Opener faults fall into three groups. Nothing happens when you press the button; the motor runs but the door stays where it is; or the door begins to close and then reverses back to the top. The third group is the largest by a wide margin, it is almost always the safety sensors rather than the opener, and it is among the cheapest faults in this trade to put right.

Reversing doors, and the wettest six inches of the garage

Federal rules from 1993 onward require a pair of photo-eyes low on each side of the opening, and no opener has legally shipped without them since. Interrupt the infrared beam during a closing cycle and the unit is obliged to halt and send the door back to the top. That rule is a good one and it has prevented real harm. Its side effect is that anything upsetting either eye, its bracket, or the wire feeding it gives you a door that will not close and no indication whatsoever of why.

Those sensors are mounted about six inches off the floor, which is the dampest and, on the western side of this city, the saltiest air in the building. What that does over years is corrode the sensor bracket at its fixing, corrode the terminal screws where the low-voltage wire lands, and creep into the conductor itself where the insulation has been nicked by a staple or a bracket edge. The resulting fault is intermittent and weather-linked, which is precisely why homeowners describe the opener as having moods. Swapping the eyes does not fix it. We test continuity along the run and check the terminations at both ends before condemning any component.

The other regular causes are simpler and worth ruling out first. A lens filmed with dust or salt haze scatters the beam enough to trigger a reversal without looking dirty to the eye. A bracket knocked by a bicycle or a bin puts one eye a few degrees out. And in garages that face particular directions, low direct sun into the receiving eye at a specific hour of the day produces a door that works all morning and refuses at four in the afternoon. Between them, re-aiming the brackets, wiping the lenses back to clear, remaking the terminations and occasionally hooding one eye account for most of the reversing-door work we do in this city.

The motor runs and the door stays put

If you can hear the unit working — a hum, a whine, a rattle from the motor head — while the door itself does not shift an inch, the main drive gear has almost certainly given up. It is a nylon gear meshing with a steel worm shaft, it is designed to be the part that wears out, and on the great majority of brands the answer is a gear-and-sprocket kit fitted in place rather than a replacement unit. We will not fit one without checking the door first, because a stripped gear is usually a symptom. An opener that has spent two or three years hauling a door whose counterbalance has drifted out of specification will consume a new gear on the same schedule it consumed the last one. The reliable tell is the force setting: if somebody has wound it up over the years to make the door close properly, the opener has been compensating for a mechanical problem rather than reporting one. We correct the balance first and fit the gear second.

Two other mechanical failures turn up on units of this vintage. The chain stretches and the trolley carriage wears, so the assembly slaps and shudders at start-up — re-tensioning buys time, and on a badly worn rail a replacement drive assembly is the durable answer. And the motor itself can fail at the capacitor or the bearings, which on a unit already at the end of its rail life is normally the point at which replacement becomes the honest recommendation rather than the profitable one.

Repairing, replacing, and what actually decides it

We repair openers wherever the mechanics are sound and the parts still exist, and in a city with this much variation that is a genuine assessment rather than a policy. A tidy-looking unit can be unsupportable and a scruffy one can be entirely serviceable; what matters is whether the logic board, the drive components and the receiver are still obtainable. And pre-1993 units with no photo-eyes at all, or with eyes retrofitted in a way that does not reliably reverse the door, which we will not sign off as safe.

Check the new unit's rated capacity against your door's measured weight rather than its nominal width, particularly if the door is an insulated double-skinned one. Take a belt drive if there is a habitable room adjoining or above the garage, because the difference in transmitted noise is obvious. Specify a battery backup, so an outage does not strand a vehicle behind a door nobody can lift. And on the coastal side of the city it is worth siting the sensor wiring and terminations thoughtfully rather than stapling the run along the bottom of the wall, for exactly the reasons set out above.
