Opener complaints sort into three groups. Nothing happens at all, the motor runs but the door stays put, or the door starts to close and then changes its mind and goes back up. The third group is the biggest, it is usually the safety sensors rather than the opener, and it is among the cheapest faults in the trade to put right once it has been correctly identified.

Every opener sold in the United States since 1993 has a pair of photo-eyes mounted low on each side of the opening, wired back to the motor head. On a downhill approach those eyes and their wiring are the lowest electrical components in the wettest part of the building. Run-off arrives at the door line carrying grit, the eye brackets sit right in it, and moisture works into the housings and into the low-level wiring runs and their terminations. What that produces is an intermittent fault tied to weather rather than to time of day: the door closes perfectly for a fortnight and then refuses for two days after rain. We test continuity along the run and inspect the terminations rather than swapping eyes and hoping, because a new eye wired into a corroded joint fails exactly as fast as the old one did.

Alignment is the other half of it, and the slope matters here too. The two eyes have to face each other squarely, which on a floor that falls across the opening means their mounting heights are not simply a matter of measuring the same distance up from the concrete on both sides. We set them to face one another rather than to match a tape measurement, clean the lenses, clip the wiring runs up out of the water line where they have been left lying in it, and where debris repeatedly builds against a bracket we move the bracket rather than accept a fault that returns every winter.

Force settings, and the safety you lose by winding them up

An opener's closing force setting is a safety device. It is what makes the door stop and reverse when it meets something on the way down that should not be there — a bin, a bicycle, a foot. It is meant to be set only slightly above the resistance the door presents in normal operation, so that anything unexpected triggers it.

On a door that touches down at the high corner before it has finished its travel, the opener meets exactly that kind of unexpected resistance every single close, and it reverses. The quick fix that gets applied is to wind the close force up until the door pushes through and seats. That does close the door. It also means the opener will now push through a real obstruction with the same indifference, and it drives the door hard into the concrete at one corner twice a day, which is how bottom sections get dished and bottom fixtures get pulled out of square.

So when we find a high force setting we do not simply turn it down and leave you with a door that will not close. We fix the reason the door is meeting resistance — down limit set to the low corner, seal and threshold to close the wedge — and only then set the force back to a value that will actually protect somebody. Then we test it, in front of you, by obstructing the door and watching it reverse. If an opener cannot pass that test after the mechanical side has been corrected, that is a genuine fault and we will say so.

Mechanical faults, replacement, and power on the hill

A chain or screw drive that hums or whirs without moving the door has usually stripped its main drive gear, a nylon gear running against a steel worm shaft. On the major brands that is a gear-and-sprocket kit rather than a new opener, and we carry them. What we will not do is fit the gear and leave, because a stripped gear is very often a symptom. An opener that has been pushing a door into a high corner on a raised force setting, or hauling a door whose springs have lost tension, will consume a new gear on the same schedule it consumed the last one.
