Replace that with a stock long-panel steel sectional and the door will function perfectly and read wrong from the kerb, because the panel proportions are set by what is efficient to roll-form rather than by what the elevation was drawn around.

That gives us a genuinely different set of questions to work through on a Fullerton survey. Is the original door still sound enough to keep, and has anyone actually offered the owner that option? If it has to go, what does a replacement need to do visually as well as mechanically? What holds across the whole city is the same thing: we measure and weigh rather than assume, and where the visible result matters as much as the mechanical one, we will say which options actually suit the house instead of quoting whichever door is quickest to order.

    Where an original pair of side-hinged timber doors survives, the failure is almost never the timber. It is the hinges, the jamb they are hung on, and the fact that the door has been swelling and shrinking with the seasons since it was made. Strap hinges elongate their fixing holes, the screws lose their bite in old-growth timber that has been drilled and re-drilled, the door drops at the leading edge and starts to catch on the slab, and someone plane it to fit in August so that it rattles in January. Every one of those is a fixable, ordinary joinery-and-hardware problem, and it is worth knowing that before deciding the door is finished.

  • Openings that were framed for a narrow car

    A garage built in the twenties or thirties was framed for a vehicle a great deal narrower than a modern one, and there are only two things that ever happen to those openings. Either the opening was widened at some point, which means somebody cut the original header and supported the new span, and the quality of that work needs looking at before a spring is wound against it. Or it was left as drawn, which is much better for the appearance of the house and means the largest door the opening will take is still narrow, leaving very little sideroom between the vertical track and the wall. Tight sideroom decides which track and spring hardware will physically fit, and it is a common reason a standard kit has to be swapped for a low-clearance one.
