A garage door replacement is two jobs sold as one. There is the door — the part you chose, the part visible from the street — and there is everything behind it: the track, the springs, the anchor, the fixings and the opening itself. On a newer house the second job is routine. On a great many Whittier houses it is the whole job, and the door is the easy part.

That is not a reason to avoid replacing an old door. It is a reason to have somebody measure the opening before quoting it, which is exactly where most of the problems we later get called out to repair were created.

Measuring an opening that predates standard sizes

Standard door sizes are a modern convention. In a garage built in the 1910s, 1920s or 1930s the opening was framed to suit the vehicle of the day and the timber on hand, and what we find on survey is frequently an inch or two off any catalogue width, or a height that has been altered at some point by a previous owner. Ordering a nominal size against that and packing out the difference is how you end up with a door that never quite seals along one edge.

So we measure the opening width at the top, the middle and the bottom, and the height on both jambs — because in an older frame those numbers rarely agree, and it is the smallest one that governs. We check headroom to the lowest obstruction, backroom along the ceiling for the horizontal track, and sideroom on each side for the vertical track and the spring hardware. Where the sideroom is short, as it often is in a narrow detached garage, that is a decision to make on paper rather than a surprise on installation day.

We also check what the opening is made of. Jambs that have softened with damp will not hold track lags reliably, and a header that has already been drilled repeatedly may need attention before it carries a bearing plate and a wound spring. Where that work is needed it goes on the written estimate in advance, itemised, so there is no conversation about extras halfway through the day.

Choosing a door for an older Whittier home

Appearance is a real consideration here in a way it is not everywhere, because Whittier has a substantial stock of period housing and an owner replacing a door on a 1920s bungalow generally does not want a flat contemporary panel. The practical answer is usually an insulated steel door in a carriage-house or recessed-panel style with a woodgrain finish. It reads correctly from the kerb, it holds its finish through the summers, and — the part that matters structurally — it weighs a fraction of what an equivalent solid timber door does.

That weight difference is not a detail. Every pound of door has to be counterbalanced by a spring anchored to framing that in many of these garages is original. A genuine timber carriage door on a two-car opening is a heavy object, and it is only the right choice where the structure has been assessed and, if necessary, upgraded to carry it. We will tell you which category your garage falls into rather than taking the order and finding out later.

Insulation is worth considering on its own merits, and in two specific situations here it is worth more than usual: where the garage sits under or beside living space on a hillside property, and where the garage has been finished out as a workshop, laundry or hobby room. A polyurethane-cored door makes a measurable difference to how that space holds temperature through an inland summer, and it runs noticeably more quietly because the sections are stiffer.

How the installation day runs

Before anything is ordered you get a written estimate itemising the door, the track and spring system, any preparatory work to the jambs or header, the opener if it is being changed, and the labour. Nothing is ordered and nothing starts until you have that and have agreed to it. If you have chosen a non-standard size or a special finish we will give you a realistic lead time rather than an optimistic one.

On the day, the old door and its hardware come out and we assess what is behind it in daylight. Track is set true and squared to the door path, shimmed to meet the jambs rather than following them, and the bearing plate is anchored into sound framing with the load distributed properly. The door goes up section by section, the rollers and hinges are fitted, and the springs are wound to the weight we have measured rather than to the specification on a box.

Then it is tested properly. Balance by hand with the opener disconnected, so we know the door is right before any motor is asked to compensate for it. Then the opener is connected, the travel limits and force settings are set to the door as installed, and the sensor reversal is checked against an obstruction. Before we leave we walk you through the manual release, show you the balance check you can do yourself twice a year, and hand over the warranty paperwork. Most single and double replacements are finished within the day.

Installation in Whittier — FAQs

  • Not necessarily. Many older openings are close enough to a standard size that the correct answer is a stock door with the jambs and stop moulding detailed properly to close the gap — which is a legitimate, weathertight solution, not a bodge. Genuinely non-standard openings can be made to measure, and we will price both routes so you can see the difference before deciding.
