What gives it away is fixings that have begun to elongate their holes, a plate that has drawn a shadow line as it has crept, or a spring anchor that sits fractionally out of line with the shaft. We establish what is behind the plate before winding, and where it will not do the job we relocate the load onto sound structure.
Openers hung from a ceiling that has been reframed
Re-roofing and widening both tend to change what is over your head in the garage, and an opener is fixed to that. What we find is rail hangers screwed to a member that was added rather than to a rafter or joist, hangers spanning between two members with nothing under the fixing, and angle iron that has been extended with a second piece because the original hanger no longer reached anything solid after the ceiling changed. A motor head that shifts a few millimetres under starting load throws the rail out of line with the door, and the door pays for it in the top section and the trolley arm. Firming up the hanging is usually a small job. Diagnosing it as a hanging problem rather than an opener problem is the part that saves the money.
Openings that were closed up and later reopened
A proportion of these garages were framed shut at some point and opened up again by somebody else afterwards, and that history leaves a distinctive opening: jamb material of two different ages meeting on the same vertical line, fixing holes from hardware that has not existed in that garage for decades, a head detail that was rebuilt rather than original, and finish work covering the junctions. It is not a fault in itself. It matters because the vertical track has to be fixed into that jamb line for the full height, and half of that line may be newer material with different holding characteristics than the rest. We fix into what will hold and pack out to the door path rather than screwing the track flat to a jamb that has been rebuilt in two halves.
