Most people call able to describe a behaviour rather than a part, which is exactly as it should be. The door sticks, or scrapes, or judders near the top, or the opener strains and stops. Behind any of those is a system of maybe a dozen components under load, and the one that is visibly failing is often not the one that is at fault.

The first measurements are of the opening, not the door

We take the opening width at three heights, the opening height at both jambs, and both diagonals. On a square opening those numbers agree within a few millimetres. When they do not, the pattern of the disagreement tells you what happened: a height that is short in the middle and correct at both jambs points at deflection across the span, while a height short at one jamb only points at movement or settlement at one bearing point. Those two conditions need different work, and you cannot tell them apart by watching the door.

Then a level and a string line across the head. The string is the useful one, because a spirit level laid on a head that has sagged evenly can still read acceptably while the middle of the span is measurably lower than both ends. A line pulled tight from one top corner to the other shows sag immediately, and it also shows whether the head is straight but tilted, which is a different fault with a different remedy. This takes a couple of minutes and it settles questions that would otherwise be argued about for the rest of the visit.

The last part of this stage is looking at what the door is fixed to rather than at the door. Vertical track fixings and what they are landing in, the bearing plate and what is behind it, the jamb line for material of two different ages, opener hangers and whether they reach real structure. On a garage that has been widened, reopened or reframed above, some of those fixings will be in material that arrived during the alteration. That is not automatically a problem. It is something to know before deciding what a repair consists of.

Separating the fault from the thing the fault is destroying

The commonest wasted repair on this housing stock is a part replaced repeatedly because it keeps failing in the same way. A top roller that has been changed twice in three years is not a roller with bad luck. It is a roller being crushed against a track flange every time the door reaches the top of travel, because the opening is out of square and the door is arriving at the head skewed. Fit a third roller and you have bought yourself the same amount of time again. Correct the geometry and the first roller you fit will last as it should.

The same logic runs through the rest of the door. A hinge that has torn its fixings out of a section skin at one end is usually reporting a door that is being forced through a bind rather than a hinge that was weak. A top seal that is compressed to nothing in the middle and untouched at the ends is reporting the head, not the seal. A cable that shows wear on one side only is reporting that the two sides are not doing equal work, which on a wide door in a modified opening is worth understanding before it becomes a cable failure. We work backwards from the wear pattern, because the wear pattern is a record of what has actually been happening while nobody was watching.

The opener gets taken out of the equation early for the same reason. The manual release comes off and the door gets run up and down its whole travel under hand pressure alone. A correctly counterbalanced door moves under moderate hand pressure and stays roughly where you leave it, and it should feel the same near the top as it does near the floor. When it feels normal for most of its travel and then tightens noticeably in one region, you have separated a mechanical bind from a motor problem in about thirty seconds — and you have also learned that the force setting on the opener has probably been raised at some point to push through it.

What gets finished on the visit, and what you are given first

Springs, cables, drums, bearings and bearing plates, rollers, hinges, top and bottom fixtures, track realignment and repacking, seals, sensor and wiring faults, drive gears and travel-and-force setting are all normally same-visit work.
