A garage door is the largest moving object attached to the house and, on a modest single-storey frontage, a large share of what the street actually sees. Both halves of that are worth getting right, and on a South Gate house the second half is easier than the first.

The second is a made-to-measure door, which is the answer where the gap is too large to build in or where losing width would leave you squeezing a car through. The third is altering the opening itself, which means structural work to the header and its supports, and which is only worth doing where you actually want a wider or taller opening than you have.

Headroom deserves its own mention because it decides the hardware rather than the door. A standard torsion arrangement wants a certain clearance above the opening for the shaft, the springs and the curve of the track. Where a garage was built with a low ceiling, or where a later addition sits over it, that clearance is not there and the answer is a low-headroom track and hardware set rather than forcing a standard kit into a space that will not take it. Sideroom does the same job on the jambs: tight sideroom limits which brackets and which vertical track can physically be fitted. Both are measured before anything is quoted, because discovering them on installation day helps nobody.

Assessing what the door will actually be fixed into

The second half of the survey is the material. A door and its hardware put real load into the structure around the opening: the vertical track holds the door in line, the bottom fixtures take the entire weight of the door through the lift cables, and the centre bearing plate takes the reaction of a wound torsion spring and feeds it into the wall above the opening. Every one of those needs a fixing rated for it, seated in material that can carry it. Across this city that material varies genuinely from garage to garage — full-depth timber jamb with framing behind it, stucco over sheathing with a shallow nailer, masonry, or some combination where the garage has been extended or rebuilt in part.

So we establish what is there before quoting rather than after. Where the jamb is sound timber it is a straightforward matter of correct fixings and correct packing. Where it is not, the specification changes: masonry needs the appropriate anchors rather than lag bolts, a shallow nailer needs a proper jamb board fixed back to framing before any track goes on it, and a header that will no longer hold a fixing reliably needs a backing plate spanning onto sound structure. Where the opening was widened at some point, the span and its supports get looked at properly, because somebody made a structural decision there and the quality of that work covers a wide range.

All of it appears on the written estimate as itemised lines rather than as a conversation halfway through the installation day. That is the practical difference a proper survey makes on this kind of housing stock: you are choosing between real options with real figures attached, instead of being told on the morning of the job that something unexpected has turned up. If the survey finds that the framing is fine and no remedial work is needed, that is what the estimate will say.

Specifying the springs and running the installation

The spring package is calculated from the door being fitted, never carried over from the door coming off. On this housing stock the two are rarely the same weight — an insulated double-skinned sectional is considerably heavier than a single-skin one, and heavier again than the tilt-up or timber door that may have preceded both. Reusing an existing package because it is still intact means the system runs wrong from the first day and takes the opener with it inside a couple of years. We weigh the finished door, cross-check against travel height and drum diameter, and set wire diameter, inside diameter and wound length from that, then wind to the calculated turn count rather than to whatever makes the door feel about right on the day.

Insulation is worth an actual decision here rather than a default. Where the garage doubles as a laundry, a workshop or the household's everyday route in and out — the normal arrangement in a lot of these houses — a polyurethane-cored sectional with a steel back skin makes the space usable through an inland summer and runs noticeably quieter. The back skin earns its keep for a second reason that has nothing to do with heat: a double-skinned section is far more rigid, and rigidity is what stops a door flexing across its width and loading its hinges and end stiles unevenly. In a garage where the door also takes knocks from bikes, bins and a workbench, the back skin absorbs that instead of the outer face carrying a dent for the next twenty years.

On the day, the old door and every generation of hardware behind it comes out, and the wall gets looked at properly in daylight with nothing in the way. Jamb boards and backing plates go in where the survey called for them, the tracks are set plumb and square to the path the door will actually travel and packed out to the jambs rather than screwed flat to jambs that are not straight, and the sections go up one at a time with hinges and rollers fitted as we go. The torsion system is wound to the calculated turns, and the balance is tested by hand with the opener disconnected before any motor is asked to compensate for anything. Only then does the opener go back on, and the last steps are the limits, the force settings, and two reversal tests — one on the photo-eye beam and one on physical contact with an obstruction.
