A garage door replacement is two jobs sold as one. There is the door, which is the part you choose, and there is everything behind it — the track, the springs, the anchor, the fixings and the opening itself. On most houses the second job is routine. In an older rear garage those numbers frequently disagree with one another, and it is the smallest one that governs. We also check what the opening is made of, because jambs that have softened with damp will not hold track lags reliably and a header that has been drilled repeatedly may need attention before it carries a bearing plate and a wound spring.

Then we measure the route. How long is the drive, how wide at its narrowest point, is there a gate or a structure that pinches it, can a vehicle turn at the end or does it have to reverse the whole way, and is there a step or a level change to negotiate. A door section for a wide opening is not something two people carry casually down a hundred feet of narrow lane between a wall and a building. Knowing the answer in advance decides how many people come, what they bring, and how long the drive is occupied.

That last point matters on a shared lane. If the access serves more than one household, an installation day means the lane is in use for several hours, and there will be a period where it is genuinely obstructed. We would far rather agree that with you at the estimate — and give you something you can tell your neighbours — than arrive on the morning and negotiate it on the spot with people who did not know we were coming.

Specifying the door for a deep-lot garage

Weight is the first decision and it drives everything behind it. Every pound of door has to be counterbalanced by a spring anchored to whatever framing the garage actually has, and in an older rear structure that framing is not always an engineered header. An insulated steel sectional door with a polyurethane core gives good rigidity and thermal performance at a weight the structure can generally carry. A solid timber door of the same span is a considerably heavier object and is only the right choice where the framing has been assessed and, if necessary, upgraded to take it. Rigidity is worth a thought on a wide opening. A door that flexes across its width loads its hinges and end stiles unevenly, and that uneven loading is the mechanism that finishes doors off — elongated fixing holes, sections racking against one another, and eventually a section separating at the top of travel. A double-skinned section resists it, and the strut specification across the top section should be set to the actual width rather than left at the manufacturer's minimum.

Cycle rating is the specification most often left at default and it should not be here. If the door is going to serve the parking for more than one household, or is the household's main route in and out because of where it sits on the lot, then it is going to do several times the daily cycles a standard spring package is rated for. Specifying high-cycle springs at the point of installation costs nothing in labour, because the door is being sprung anyway, and it is the difference between a spring package that lasts a decade and one that is back on the phone in three years.

How the installation day runs

Before anything is ordered you get a written estimate itemising the door, the track and spring system, any preparatory work to the jambs or header, the opener if it is being changed, and the labour — with the access arrangements written into it so there is no argument about what was agreed. Nothing is ordered and nothing starts until you have that and have said yes. Where the property is under a landlord, a property manager or a shared arrangement, we will write it in a form that can be forwarded for approval, and we will hold the order until it comes back.

On the day, the old door and its hardware come out and we look at what is behind it in daylight. Track is set plumb and square to the door path and shimmed out to meet the jambs rather than screwed flat against jambs that lean. The bearing plate is anchored into sound framing with the load distributed properly; where the substrate will not take it, a backing plate spanning to sound timber goes in rather than a lag driven into split wood. The sections go up one at a time with hinges and rollers fitted as we go, and the torsion system is wound to the calculated turns for the measured weight and travel.

Then it is tested properly. Balance by hand with the opener disconnected, so we know the door is right before any motor is asked to compensate for it. Then the opener is connected, the travel limits and force settings are set to the door as installed, and the reversal is verified on the photo-eyes and on contact. Before we leave we walk you through the manual release, show you the balance check worth doing twice a year, hand over the warranty paperwork and the specification sheet, and clear the drive properly — which on a shared lane is part of the job rather than a courtesy.
