Replacing a garage door in a damp climate is a different specification exercise from replacing one in a dry inland garage, and the difference has nothing to do with the panel style you choose from the brochure. It is about which surfaces in the building will be cold enough for water to form on them, and what those surfaces are made of.

It is also the one moment when the underlying cause can actually be dealt with rather than worked around. A repair manages the consequences of condensation. An installation is the single opportunity to design the largest cold surface in the garage out of the problem entirely, and to specify the hardware around it for the conditions it will genuinely live in.

Surveying an opening for how it dries, not only how it measures

The five measurements are taken on every installation — opening width and height, headroom above the header, backroom into the garage, and sideroom at each jamb — and between them they decide which track kit, spring hardware and mounting the door needs. On the older stock here the width measured at the top, the middle and the bottom of the opening will often disagree with each other, and where that happens it is the smallest figure that governs everything downstream. We also establish what the opening is actually made of, because a torsion spring drives its entire reaction load into the centre bearing plate and that plate is only as good as the timber or steel it is fixed to.

In this city a sixth check goes on the survey sheet alongside the five, and it is about moisture rather than dimensions. We look at the inner face of the existing door along every section joint, into the bottom hem where the retainer can be got off, at the underside of the track, at the shaft and bearings, and along the spring wire including the line where the coils sit against one another. That tells us how hard this particular building works its steel. A garage where the inner skin is stained in horizontal bands, where the hinge fixings have bloomed, and where there is rust bleeding out from between the coils of the spring is a building that needs a different hardware specification from one where all of that is clean, and the only way to know which you have is to look.

The last part of the survey is the one nobody expects, which is what ventilation the building has. Wall vents, eave vents or a vented panel are what allow moisture that forms overnight to leave during the day, and a surprising number of garages have had theirs boxed in behind storage, covered during a conversion, or simply forgotten. We will tell you what we find and what it means, and we will be straight about the trade-off: a beautifully sealed garage with no air movement holds its moisture, and steel in a building like that spends more hours per year wet than steel in a leakier one. That is not an argument against good seals. It is an argument for thinking about both at the same time, which is a conversation worth having before the door is ordered rather than afterwards.

Insulation as a corrosion decision, and the hardware that goes with it

Insulation on a garage door is normally sold on comfort, and the comfort argument is real if you use the garage as a workshop or a laundry or if a habitable room adjoins it. In this city the stronger argument is a different one and it is worth setting out properly. Condensation forms on a surface when that surface is colder than the air touching it. A single-skin steel door is thin and conductive, so its inner face sits very close to the outside temperature and drops below the point at which the garage air gives up its moisture. A double-skinned door with an insulating core does not behave that way: the skin facing into the garage is separated from the outside by the core, so it stays much nearer the temperature of the garage air and does not get cold enough for water to form on it. That is not a comfort benefit dressed up. It removes the largest cold surface in the building from the equation, and with it the water that has been running down into your section joints and your bottom hem every damp morning.

There is a second structural benefit to the same choice and it compounds the first. In a double-skinned section the bottom panel is a closed box rather than an open channel with a bare inner face and a cut edge inside the hem, so the place where corrosion has historically started on doors in this climate is no longer a place where bare steel is exposed to trapped water. A double-skinned section is also considerably more rigid across its width, so it flexes less and loads its hinges and end stiles more evenly, and uneven hinge loading is what finishes off a great many older doors. If the budget only stretches to one upgrade on the whole job, this is the one that changes how long the installation lasts in this particular building.

The hardware then gets specified for the same conditions rather than accepted as whatever comes in the box. Galvanised or otherwise coated track and brackets, galvanised lift cables, and coated or galvanised spring wire all address the same mechanism — thin steel that goes through a wet-and-dry cycle most nights of the damp season, which is harder on a surface than being permanently wet because each drying phase brings fresh oxygen back to it. On the springs specifically the case is strongest, for the reason set out on our spring page: water is held by capillary action in the line where adjacent coils touch, it cannot evaporate there, and a pit in that line is both a stress raiser and invisible. Sealed bearings at each end of the shaft and sealed nylon rollers keep moisture and grit out of the moving surfaces rather than trapping them inside. And the lubricant used at commissioning is chosen to displace water off steel rather than only to reduce friction between two parts, which is a genuinely different property and not every product has both. Springs, the opener, and how the day runs

The spring package is calculated from the door being fitted, never carried over from the door coming off. This is where most of the avoidable damage in this trade gets done, because a new insulated double-skinned door is significantly heavier than the single-skin sectional it usually replaces. Reusing an existing spring set because it happens to be intact means the system runs overloaded from day one and takes the opener with it inside a couple of years. The finished door is weighed with the tension off, that figure is read against the travel height and the drum diameter in use, and only then are wire size, inside diameter and wound length settled. The opener gets the same arithmetic: its rated capacity is checked against the measured weight of the new door rather than against the door's nominal width, and the rail, trolley and drive gear are assessed for the life left in them. If it is rated and sound we will happily keep it and say so.

You will have a written estimate in your hand well before a single component is ordered. It breaks out the door, the track and counterbalance package, any remedial work the jambs or header need, the opener if that is changing, and the labour, separately, so you can see where the money is going rather than reading one figure at the bottom. Nothing is purchased and nothing starts until you have read that and agreed to it. Where the size or finish is not something held in stock, the lead time you are quoted is the one we actually expect rather than the one you would prefer to hear, and we confirm the door has physically landed at the shop before your fitting day goes in the diary, so that nobody arrives to install something that is still in transit.

On the day the old door and its hardware come out first, which is usually the only chance anybody gets to look at the bare opening properly in daylight with nothing in the way. The vertical tracks are then set plumb and true to the path the door will actually travel, shimmed off the jambs where the timber is not straight rather than screwed flat to it, and the centre bearing plate goes into framing we have already checked, spanning to something solid where the immediate substrate will not carry the reaction load by itself. Sections go up one at a time with their hinges and rollers fitted as each one lands, and the torsion system is wound to the turn count calculated from the weight and travel height of the door now being fitted. Testing then happens in a deliberate order: the door alone first with the opener still uncoupled, checked by hand at several points through its travel and re-tensioned if it will not sit where it is left, and only then the opener, with limits and force set against the door as it now stands rather than against whatever the previous settings were. We prove the reversal twice, once by breaking the photo-eye beam and once by laying an obstruction under a closing door. Then we hand over: the manual release demonstrated rather than described, the twice-yearly check you can run yourself, a note of which lubricant to use and where to keep it off, and the warranty documents together with a specification sheet listing what has actually been fitted. Where the opening needs no remedial work, one door or two, you get your driveway back the same evening.
