Replacing a garage door on a newer house is largely a matter of choosing one. On a small, early-twentieth-century garage it is a measuring job first and a choosing job second, because the opening will very likely not match anything sold off the shelf and the space around it will not match what a standard track kit assumes.
That is not a reason to avoid replacing an old door, and it is not a reason for the job to be expensive or complicated. It is a reason to have somebody measure the opening properly before quoting it — which is precisely the step that was skipped on most of the badly fitted doors we are later called out to repair.
Measuring a narrow opening, and the widening question
We measure the finished opening width at the head, at the middle and at the floor, and the height at both jambs, because on a frame of this age those numbers rarely agree and it is the smallest of them that governs the door. Then headroom above the header to the lowest obstruction, backroom along the ceiling for the horizontal track, and sideroom on each jamb — which on a garage built tight to a lot line is the measurement most likely to force a decision. Standard vertical track brackets and a standard end bearing plate both assume a clear width beside the opening that a small garage does not always have, and where that is the case the answer is a low-clearance track and bracket set specified on paper in advance, not improvised on installation day.
Then the question that comes up on nearly every survey here: should the opening be widened? It is a fair question when a modern vehicle barely clears the jambs, and it deserves a straight answer rather than a sales one. Widening a garage opening means cutting the wall, installing a new header sized for the increased span, and dealing with whatever the existing structure is doing — which is construction work, generally requiring a permit and an appropriately licensed contractor, and it is not a garage door job. We will tell you honestly whether the improvement you are imagining is worth that, and in a number of cases the answer is that a well-fitted door with correctly detailed jambs recovers a useful amount of clear width on its own, because the old installation was eating into the opening.
We also check what the opening is made of and what condition it is in. Jambs that have been repeatedly drilled, split by levered track lags after years of vehicle contact, or softened by damp will not hold new fixings reliably, and the header has to carry a bearing plate and a wound spring. Where preparatory work is needed it goes on the written estimate in advance, itemised, so there is no conversation about extras halfway through the day.
Specifying a door for a small garage
Where the opening is genuinely non-standard there are two legitimate routes and we will price both. A made-to-measure door fits the opening as it is. A stock size with the jambs and stop moulding detailed properly to close the difference is the other, and done deliberately it is a sound, weathertight installation rather than a compromise — the mistake is not using a stock door, it is using one without detailing the difference and packing the gap with foam. Which route makes sense depends on how far off a standard size you are and on what the jambs will take, and you should see both figures before deciding.
Weight is the specification decision that matters most, and on a narrow door it usually points toward keeping it sensible. A light single-skin or lightly insulated section set on a seven or eight foot opening runs comfortably on a single correctly specified torsion spring, imposes less on old framing and is easier on the opener. Where insulation is genuinely worth having is where the garage has been finished out as a workshop, laundry or room, in which case a polyurethane-cored door with a steel back skin makes a real difference to how the space holds temperature through an inland summer, and it is markedly quieter and more rigid. That extra weight is fine — it simply has to be sprung for, and it is, because we weigh the door being fitted rather than carrying the old spring package over.
Two smaller points that are specific to small, tightly built garages. Consider a wall-mount opener at the same time if the ceiling space matters to you, because fitting it during the installation is far tidier than retrofitting it later and it keeps the whole ceiling clear for racking. And think about the bottom section. Where a modern vehicle is threaded through a narrow opening several times a day, the bottom of the door and the low track sections take incidental contact, and a heavier-gauge bottom section with a properly retained bulb seal survives that considerably better than the lightest option available.
How installation day runs on a dense block
Before anything is ordered you get a written estimate itemising the door, the track and spring system, any preparatory work to the jambs or header, the opener if it is being changed, and the labour. Nothing is ordered and nothing starts until you have read it and agreed to it. If you have chosen a made-to-measure size or a special finish, you get a realistic lead time rather than an optimistic one.
Logistics get agreed at the same time, because on tight blocks they are not a detail. We will ask where the van can stand, whether the approach is a street frontage, a long side drive or an alley, and whether we should plan on staging materials away from the door and carrying them in. If access is through an alley we will ask what it is like on a working weekday. Where a neighbouring wall or fence sits close to the opening we protect it before the old door comes out rather than after.
On the day, the old door and hardware come out and we assess the opening in daylight with nothing in the way. Vertical track is set plumb and square to the door path and shimmed out to meet the jambs rather than screwed flat against them, the sections go up one at a time with hinges and rollers fitted as we go, and the torsion system is wound to the turns calculated from the measured weight and travel. Then it is tested properly: balance by hand with the opener disconnected before any motor is asked to compensate for anything, then travel limits and force settings set to the door as installed, then the sensor reversal checked against a real obstruction. Before we leave you get a walk-through of the manual release, the twice-yearly balance check you can do yourself, the warranty paperwork and the specification sheet for your records. Most single-door replacements are a same-day job.
Installation in Huntington Park — FAQs
- Two, and both are legitimate. A made-to-measure door built to your opening, or a stock size fitted with the jambs and stop moulding detailed properly to close the difference — which is a proper weathertight installation when it is planned rather than improvised. Which one is right depends on how far off a standard size you are and what the jambs will take. We measure at several points, tell you the category you are in, and price both routes where both are viable.
- Widening an opening means cutting the wall and installing a new header sized for the longer span, which is construction work — it generally needs a permit and an appropriately licensed contractor, and it is not a garage door job. We will tell you that plainly rather than take the order. What we can often do is recover some clear width by fitting the new door and track properly, because a badly fitted previous installation frequently intrudes into the opening more than it needs to. We will measure and show you what is actually available.
- Sometimes, and it comes down to a number rather than an opinion. We check the opener's rated capacity against the measured weight of the new door, not against its nominal size, and we check the condition of the rail, trolley and drive. An insulated replacement is usually heavier than a single-skin door that came off, and a unit rated for the lighter original will run beyond its rating and fail early. If it is rated and sound we will keep it. If it is not, we will show you the figures rather than assert it.
