A replacement door is the point at which a garage that has never been serviced gets to start again, and that is worth more than it sounds. Everything that had accumulated in the old system — the dry bearings, the worn hinges, the loosened fixings, the hardened seal, the force setting wound up to hide all of it — comes out with the old door, and what goes back is a system with a known specification and a known starting point.

The part that gets less attention than it deserves is what the new door is being hung on. In a mid-century garage that has already accepted more than one door over the decades, the condition of the opening is most of the job. The door itself is the straightforward half.

Assessing an opening that has already taken more than one door

Five dimensions govern which track kit, which spring hardware and which mounting arrangement a door can take: the width and height of the opening itself, the clearance between header and ceiling, the depth available back into the garage, and the space beside each jamb. We take all five with a tape on every job, including on houses that look like a type we have fitted many times, because building standards shifted across the decades this city's stock was built in and a garage framed at one end of that period is not interchangeable with one framed at the other.

What the survey is really for, though, is the condition of the wood. Installers all work to much the same standard heights, which means each successive door fitted to that garage has driven its fixings into more or less the same bands of the header and the same line up each jamb. Several decades of that produces timber that is locally riddled — old lag holes concentrated precisely where a centre bearing plate now needs purchase, and a vertical track line perforated from slab to header. In most cases the surrounding material is still good and the answer is simply to land new fixings in solid wood and pack accurately. Occasionally it is not: a split tracking between two old holes, or a jamb gone soft at the bottom because a failed seal has been admitting water there for years. Either has to be resolved before a spring is wound against that structure.

That last point is worth drawing out, because it is the maintenance gap showing up in the structure rather than in the hardware. A bottom seal that hardened a decade ago has been letting water sit against the bottom of the jambs and the base of the door every time it rained since. By the time somebody replaces the door, that is no longer a seal problem, it is a timber problem and sometimes a corrosion problem at the bottom fixtures. We look for it specifically, and where we find it, it goes on the written estimate as its own line rather than being discovered halfway through the installation day.

Choosing the door, and the parts that decide how it ages

The choices that determine how a door ages are mostly invisible from the kerb. Put a steel skin on the back of an insulated section and the section becomes markedly stiffer across its span; that stiffness is what keeps the door from bowing as it lifts and throwing uneven load into the hinges and end stiles. Uneven load in the hinges is the exact mechanism that ovals out hinge holes and lets sections rack two decades later, which makes this a maintenance-gap decision as much as an insulation one. The same construction is quieter to run, and where the garage backs onto a bedroom or living room that difference gets heard on the habitable side of the wall.

The hardware choices work the same way. Sealed nylon rollers on good stems run quieter than steel and, more to the point, do not depend on someone remembering to lubricate them in order to keep running true. A bulb seal in a correctly sized retainer keeps conforming to a slab that is never perfectly flat, rather than going rigid and letting water under the bottom section. Formed hinges outlast stamped ones. None of these is exotic and none of them is where a homeowner's attention naturally goes, but together they largely determine whether the door you are fitting now is still running smoothly in fifteen years or has quietly become the door this whole page is about.

On appearance, the useful advice is to look at the house rather than at a catalogue. On most of this city's single-storey stock the door is the largest flat surface on the front elevation by a considerable margin, so it changes how the house reads more than owners expect. Clean long-panel and flush steel profiles sit comfortably on these elevations, and stamped-steel carriage styling is a legitimate option that carries none of the weight or upkeep of real timber. Stand at the kerb, look at what the roof line, the windows and the entry are already doing, and choose something that agrees with them.

Springing it to the real weight, and starting a service record

Springs are specified against the door going up, never inherited from the door coming down. More harm is done in this trade by ignoring that one rule than by almost anything else, because the outgoing and incoming doors are hardly ever the same mass — an insulated double-skinned panel substantially outweighs the single-skin sectional it typically replaces. Keeping a spring package simply because it had not broken yet guarantees an overloaded system from the very first cycle, and the opener follows it down within a couple of years. So the finished door goes on a scale, the reading is checked against travel height and drum diameter, and wire size, inside diameter and wound length all come out of those figures.

The opener gets the same treatment rather than an assumption. We check its rated capacity against the measured weight of the new door, not against the door's nominal size, and we check the condition of the rail, the trolley and the drive gear. If it is adequately rated and mechanically sound we will keep it and tell you so. If it is not, you will see the figures rather than an opinion. We also set the force to what the new door actually needs and note it, which on a door where the old setting had been wound up over the years is usually a substantial reduction and a good illustration of how much friction had been in the old system.

The installation day runs in a fixed order. Track goes in next, set true to the path the door will actually travel and packed back to the jambs — not screwed flat against timber that three previous fitters each shimmed to correct the one before. Sections are stacked one at a time with their hinges and rollers going on as we climb, the torsion system is wound to the turn count the calculation gave us, and then the opener stays disconnected while balance is proved by hand, because a motor connected any earlier will quietly mask whatever is wrong. Commissioning closes the day: travel limits set, force set to what this specific door needs, and reversal proved twice over — once on the sensor beam and once on a physical obstruction. Then the handover, which in a city like this one matters more than it sounds. You get the specification sheet, the warranty paperwork, a demonstration of the manual release, and the balance test you can run yourself in under a minute. That is the opening entry in a service record this garage has almost certainly never had, and it is why whoever owns the house next will not be starting from nothing.
